Having pre-leased 25,000+ student housing beds and counting. I’ve learned some fundamental patterns with leasing demand throughout a leasing season. Here’s the order of leasing demand for pre-leasing student housing beds to keep in mind: 🏠 ➡️ 🛏️ FIRST 👉🏼 5+ Bed Rentals - large groups get together first and want to lock up the closest homes to campus as soon as possible. (notice I said ‘closest’, not ‘best’) proximity is greater than quality for this cohort. SECOND 👉🏼 3 to 4 Bedroom Rentals - Still groups renting as early as possible. Still want proximity but would take quality over an absolute dump even if it meant being a block or two farther campus. THIRD 👉🏼 2 Bedroom Rentals - if you’re choosing to live with one person rather than four or five, you care a bit more about quality and personal space. Typically not the closest product to campus. Units finished a little nicer and rents out later in the season. FINAL 👉🏼 Studios + 1 Bed Rentals - You’re renting a one bedroom apartment for one of two reasons. A) You want live by yourself no matter what Or B) you want the highest quality living experience, cost is not an issue. In this case, best does NOT equal proximity, it means a nicely appointed apartment. That’s it. Biggest to smallest. Your 6 bedroom homes won’t have group takers at the end of leasing season. And your studios won’t see a lot of movement until later in the year. Focus on this cycle, and you will find success. 🏠 ➡️ 🛏️
