I started investing in real estate at a young age and thought I knew it all. I was wrong, and I've learned over two decades that an established network of expert providers is essential to make it in this business. A thread of the contacts every property investor should have: 👇
Been in the car a lot lately, and I’m starting to feel like listening to an NFL game on the radio with a good play-by-play announcer might be better than watching it on television.
It’s not for everyone, but I’ll take cool, overcast and breezy, sitting in a chair and reading on an empty beach over warm, sunny and crowded every time.
Random real estate niche rant but selling a golf course is tough. Tons of activity - everyone wants to own a golf course… until they realize it requires RUNNING a golf course.
Just called a broker to see if a listing was still available. He said “No, it’s under contract” and stopped talking. I said thanks and hung up.
No “Tell me what you’re looking for” or “Let me show you what comparable deals we have.” No effort to get a deal going at all. Sad.
You know you’re in real estate when you file your taxes on October 13th and feel like you got them done “early.”
People are talking! I always tell everyone sincerely to come visit and learn about what we have to offer - coffee or beer on me. DMs open.
High winds and rain from the hurricane south of us cancelled our big local festival, but the silver lining is the first day of Barbour season.

Just got home from a four day trip to Dallas. Every time I go, I am in awe of the growth (and the brisket).

Saw a great sign off at the end of an extended email chain for a long and contentious transaction:
“I am nonetheless relieved that we may return to being strangers.”
Filing that away for future use.
I am guessing that 90% of the time a listing says “Motivated Seller,” it’s really just that the broker wants the seller to be motivated.
Because…. in most cases, they don’t seem to be.
They are expensive to create and a pain to maintain, but I do love a good water feature on a building.
Striped umbrellas with fringe create a much more appealing aesthetic than a plain umbrella. Little things matter when you’re trying to draw in customers.
Wednesday morning I saw this sewer had been run over by a truck. I sent this photo to my city council rep. Thursday morning, there was a crew working on it. Thursday afternoon it was fixed.
I can’t overstate how nice it is to live in a city that responds and gets things done.
There's not a single person who grew up in the south who won't recognize the design of this vacant building that just hit the market.
Debate among friends this morning:
Do you do a survey every time you buy a property? If not, how do you decide when you don't need one.

At this moment, as you worry about problems and challenges, there are things in your life that bring you great joy but that you take for granted and won't miss until they're gone. Reflect on that and be thankful for them while you still have them.
This is a message to myself.
