England needs 30 to 50k later living homes a year. Industry's delivering about 7,000. Only 0.6 percent of over 65s live in dedicated retirement communities here versus 5 to 6 percent in the US, Australia and New Zealand. One of the most undersupplied asset classes in UK real estate and barely anyone's talking about it.
84 percent of English councils will be charging double council tax on second homes by next April. Started as a niche coastal town policy a couple years ago, now basically universal. Worth watching what happens to second home transaction volumes over the next year once owners actually see the bill.
Government reimbursement for temporary accommodation has been frozen for 14 years while the actual cost doubled. Councils spent 2.8bn on TA last year, 131,140 households now stuck in it. London boroughs alone are burning through 5 million pounds a day on this. The bill for not building enough homes just shows up somewhere else on the balance sheet.
