Let me explain exactly why every new subdivision in America looks like the top photo, because the math is wild. A mature tree increases a home's value by 7 to 19 percent. On a $400,000 house, that's $28,000 to $76,000. A single shade tree produces the cooling equivalent of ten room-size air conditioners running 20 hours a day. One tree on the west side of a house cuts energy bills by 12 percent within 15 years. The bottom photo is worth more, costs less to live in, and sells faster. This has been documented by the University of Washington, Clemson, Michigan State, and the USDA. The data is not in dispute. Removing those trees saves the builder roughly $5,000 per lot. Concrete trucks need twice the dripline radius of every standing tree. Utility trenches need flat ground. A bulldozer flattens 200 lots in an afternoon. Preserving trees adds weeks and thousands per home. So the developer pockets $5,000 in savings and the buyer eats $50,000 in lost value for the next two decades. The person making the decision and the person paying for it have never been in the same room. The Woodlands, Texas is the proof of what happens when they are. George Mitchell bought 28,000 acres of Houston timberland in 1974 and preserved 28% as permanent green space. He forced McDonald's to build behind the tree canopy. That McDonald's became one of the highest-volume locations in Texas. The first office building, designed to reflect the surrounding forest so you couldn't see it from the street, leased completely. The Woodlands median home price today: $615,000. Katy, a comparable Houston suburb that clear-cut: $375,000. Named #1 community to live in America two years running. Fifty years of data. The trees are worth more than removing them saves. Developers clear-cut anyway because they sell the house once and leave. You live in it for 30 years.

We are currently working on the next big Macrowave feature for macOS and iOS. A private P2P chat room that's available for all listeners and the broadcaster. The chat is ephemeral and is only stored as long as the station is on air. Let me know if you want to try this together.

Time to announce a new project I'm launching in collaboration with James Sebastiano! Aha is a new tool to improve your mental health😌 Here's what it is, why we've created it, and how it's helping all the people using it so far. Why Just about everyone experiences anxiety and stress, but few manage to truly get a grip on it. Using therapy is an effective way to do this: •Understand exactly why you feel this way. •Get the tools to help in your situation. But most people avoid therapy. Why? Here are the top reasons we’ve found: •Fear of judgment •Cost •Availability in their area •Lack of time •Pride and denial •“Therapy is only for serious issues” With AI, we can relieve and help people that otherwise would never seek help. •It’s 100% anonymous •It’s 100x cheaper •It’s available anywhere 24/7 •It’s easy to get started Our tool is not a replacement for a great therapist, but I think it’s undeniable that AI will fill a big gap in the mental health industry. What Aha is an app available in the App Store now. You use Aha to talk or chat with an AI specialized in a range of therapy techniques. All private and confidential. Your AI is highly personal. It remembers everything you share with it and keeps track of how you’re doing. The app is analyzing your conversations and saving important realizations as you discover insights about yourself. These are your Aha moments - insights that help you understand how your mind works and make you grow stronger mentally. How The AI keeps surprising us with emotional intelligence and empathy - and it will only get better from here. We’ve received amazing feedback from beta users. They love the way the app helps them with stress and anxiety and how good the conversation is. The process of explaining your thoughts and putting words on your feelings is what helps you uncover new truths. This can also be in the form of journaling, writing essays, or engaging in a conversation with Aha. Having someone ask the right questions to guide and explore your mind is a very effective way to accelerate self-discovery. We’re now opening up Aha to a broader audience. Let me know if you’d like to try it. Download Aha and use the invite code TWTR24 to try the premium version for free. It’s only available for the first 100 people. @AhaMentalHealth

a calendar event is like a mutex on state that's owned by multiple threads of an otherwise multithreaded system. avoid synchronization primitives as much as possible and teach your team about precise & efficient asynchronous communication.
