Great MLS policy update from @elevatemls out of Colorado Springs.
Agents need to be able to advertise assumable loans & interest rates in public remarks + dedicated fields.
“Existing VA loan at 2.75% may be assumable by qualified buyers, subject to lender approval.”

Historically, MLS rules restricting interest rate or rate of return advertising were sometimes interpreted to include assumable loans. But disclosing a sellers existing loan rate and the possibility of assuming it is different. Clear MLS guidance helps make that distinction.
We see public remarks as the most important vector to market an assumable loan. It's a feature of the home that every buyer should be aware of, not just those searching for assumable loans. @GetRetroRate is tracking how often this information appears in remarks & increasing it.
There are a few dozen assumable listings for sale just down the street from the @RESOStandards conference.
Thousands of active listings have assumable loans along Colorado’s Front Range. Hardly any remarks mention it. Optional.
But we show all of them @GetRetroRate

Some best use cases for our API are for flows that happen before a listing goes live; like in homeowner dashboards, valuation displays, CMA, and beyond. About 1 in 10 homes have an assumable loan.
Check out our new features in this post, and then poke around our new marketing site. We can pipe assumable loans into MLS products, portals, homeowner dashboards and more.

Sell more houses with assumable low rates!
Three new things at RetroRate:
1) Pre-Listing Check: run an address before it lists, on any home, nationwide.
2) Broker Dashboard: every assumable listing in your office, on one screen.
3) New listing page: assumable loan vs. a new one, on the same cash to close.

The positioning is quite cartoony dramatic but there are important fundamental points being raised about what data licenses and display brokers should be compelled to blanket opt-in to in exchange for their MLS subscriptions.
A listing broker is not obligated to allow any/every publisher rights to post a co-branded, native version of their listing advertisement.
Co-branded is generous. Many publishers are fighting for free ‘white-labeled’ versions of a listing brokers advertisement, or a mandatory commercial opportunity for activities from state licensed practices.
