Are you a landlord? đ
From 15 December, if youâre a landlord of an assured or regulated tenancy in England, you must register yourself and each of your properties through the new service on GOV.UK by the deadline for your region. Letting agents canât register on your behalf.
Youâll need to give details of your properties, like:
⢠the address đ
⢠the number of tenants and bedrooms đď¸
⢠the amount of rent you're receiving for a property đˇ
⢠gas and electricity safety certificates âĄ
You may be asked to provide energy performance certificates (EPCs) if your details can't be found on the EPC register.

a lot of startups that will survive the coming years will be data based
if you hold the data, individuals can't vibe code something to replace it themselves

Attempted Crypto scam! Bit of a long post (sorry about that)
So, I had a phone call on Friday from DCI Thomas Gray at the North Yorkshire Police, he proceeded to tell me that I had been part of a huge Identity fraud scheme and my ID etc had been cloned along with 1000âs of others
He gave me a crime reference number and said this would be emailed to me along with his warrant number etc, this email came through but had Met police branding on it (image below)
He went on to tell me that they had arrested one of the individuals involved but said I was still at a huge financial risk as apparently, they had peoples account details etc including details of crypto exchanges
He started to read off a list of crypto exchanges they had listed (all the main usual ones) but pronounced some of them wrong (slightly concerning as he told me he deals with Crypto fraud and scams often)
He then told me the individuals name that had been arrested. It was the name of an individual I has worked with 5+ years ago (clearly random chance). I told him this as it may have been some use etc, but he glossed over the fact and seemed shocked I would even mention it
He told me he would transfer me to his superior officer as there was some details of the case he wanted to go through with me. I then get transferred to this new Police officer, who goes over these same details again and goes through ways to help improve personal protection with your accounts etc.
Then he starts asking if I have any Crypto accounts and which ones, and what level of account balance I have as this will determine the level of financial risk I may be exposed to.
I wasnât going to give this information as it was nothing to do with them and it wouldnât affect their case. He said if I have any further questions they could arrange an appointment at my local station.
I declined and thatâs how it was left, they would call me back if anything further had happened (His job was clearly there to reassure me and to make this feel legitimate)
Within 5 mins of this call, I then get a call from a man saying he is part of the Security Team at Crypto . com
Well, this is when it started going downhill for them, Crypto . com arenât going to call me.
He told me the crime reference number to prove he had just spoken to the police, after a bit of his waffle, I asked him for my anti phishing code. He was completely thrown and had no clue what it was (you would think the security team would know what this term meant)
I then get an email with a verification code (as if someone was trying to access my account) and he told me to verify the email was real by going to Crypto . comâs verify page.
This would prove the email was real, what Iâm guessing he failed to realise was, you can also check phone numbers! Lo and behold his number was not one of theirs! I kept him on the call for a few more minutes to waste his time before hanging up.
I then phoned North Yorkshire police to find out about the original number as after a quick look online it was coming up as one of theirs.
Turns out they were spoofing an actual police officersâ number, and the front desk were dealing with lots of the same calls! They have no record of any Thomas Gray working there and the crime reference number and warrant number were a load of crap
Scams arenât always easy to spot! So please be careful
People do want to try and steal your money! We all work hard enough to earn it and want to do whatâs best to maximise it, so always do your best to protect it!
Always use 2FA! Do NOT give anyone details about your account! You can always verify itâs the actual police by calling 101 and going through to their station. Always go through the official website to get the contact number, do not call them back!

Thereâs big gap between great technology & solving peopleâs pain points. A lot of founders struggle with this. You have to describe one specific way you can solve a userâs problem. Agents âautomate everythingâ its too broad of a concept, requires setting up & steep learning curve
Hot take⌠isnât it kinda crazy that nobody is really using AI Agents? I donât mean software engineers or AI early adopters. I mean âcollege friends talking about it in group chat,â the feeling you got when everyone started using Instagram or TikTok.
These frontier AI models are *insane* (as are the harnesses & tool calls & the like). And every large tech co has an AI agents platform, not to mention all the YC startups doing vertical agents. Yet all of your friends and family outside of tech â who spend all day staring at their iPhones and get paid to work in browser tabs â donât really care or find themselves using any AI agents yet.
Yes ChatGPT, Claude, etc. are extremely popular⌠but if you look at the engagement data the vast majority of people are still using these aI chat tools like a glorified Google + Grammarly. Thatâs why the AGI labs are all pushing desktop apps for Codex, Cowork, etc. so hard to non-technical ppl. And yes exceptions for lawyers and customer service but even those have some asterisks and exceptions to rule.
Look Iâm not saying the ChatGPT moment for AI Agents is not coming⌠it most definitely is! Remember we pivoted from Arc to Dia precisely because we believe computing is going to be radically reimagined around these AI primitives. No doubt. But thatâs my point: itâs just so surprising it hasnât happened yet because all of the tech youâd need is there.
Again if you stop for a second and think about it⌠for all the press and money and hype and models and crazy ARR numbers⌠this âAI Agentâ moment does not *feel* like the other breakthrough tech moments weâve lived through (e.g. think the shift to Stories via Snapchat & Instagram, or shift to on-demand via Uber/Airbnb/Doordash).
Which is a long way of saying: if you can figure out the answer to âwhyâ most people donât care about AI agents yet (and have no enduring interest in using them) â especially since the models and harnesses are here and ready â the answer to that question will allow you to capture a lot of marketshare and make a lot of money in 2027.
Theoretically, the tech is ready for AI Agents to totally transform how we work and live our lives⌠but alas the general public dgaf⌠thatâs the generational puzzle to solve for the next 12 months for anyone not working on the models themselves.

As part of this whole pension conversation, I also donât think the pension gender pay gap is talked about enough
On average, women retire with ÂŁ136,000 less than men because of lower contributions due to working part-time & taking time out of work to care for dependents

Local champion.
Look at him here, crossing his legs like Peter Okoye when he met Dangote, humbly accepting to be called just âTonyâ by a foreign interviewer who is young enough to be his daughter.

The world is going mad.
I purchased a ÂŁ540 HP printer for work, I subscribed to the HP ink plan (it forces you to) and then realised I wasnât printing as much as I needed so had a backlog of ink at home. I go to cancel the plan, because why not.
Turns out because I am no longer subscribed to the HP ink plan I can no longer use my printer (even if I bought ink from Amazon).
This is the wildest thing known to man. So I have not had to subscribe albeit only ÂŁ3 for 10 pages đ
. But itâs the principle. I bought a printer, I didnât lease a printer. WTH
