Everyone assumes a guy making $1M a year pays for his life and his business out of his checking account
When forensic accountants pull the discovery packet on a high-net-worth business owner, they see the exact same two-file setup almost every time:
File 1 is his personal Social Security Number. On paper he looks like a monk. A 760 credit score. Two personal credit cards with a $400 balance. Under 3% utilization. Zero personal unsecured debt
File 2 is his EIN (his holding LLC and operating company). That file carries $200,000 to $350,000 across six business credit cards at 0% APR for 12 to 18 months
Every dollar of business overhead, ad spend, software, equipment, flights, client dinners, and contractor invoices goes on the 0% business cards. Meanwhile the actual cash his company generates gets swept straight into Treasury bills paying 5%, index funds, or real estate down payments
He gets three things at the exact same time:
- His cash earns yield for 12 to 18 months before he ever pays the bill
- Every $250,000 he runs through Amex and Chase prints 500,000 to 1,000,000 tax-free points that pay for every first-class flight and hotel he takes
- His personal credit report looks pristine because those six business cards only report to Dun & Bradstreet and corporate bureaus
Now look at what a normal guy making $120,000 with a 730 credit score does
He puts a $14,000 business expense or renovation on his personal Chase Sapphire card. Chase reports that $14,000 balance to Experian on the 20th of the month. His personal credit score drops 55 points overnight. When he goes to apply for another card or a mortgage, the bank treats him like a default risk
Same credit score at the start. Same banks. One guy put the balance on his SSN and got punished. The other guy put $250,000 on his EIN and got paid to borrow it
You don't need $10 million to set up the second file. You need a clean LLC, a 700+ personal credit score to guarantee the application, and the right bank sequence (Amex soft pulls, Chase Ink under 5/24, US Bank 18-month 0% lines) so five banks approve you in the same window before the inquiries catch up
