Sydney renters face soaring prices and tight supply, but a new report reveals most fear that requesting repairs could lead to a rent hike or even eviction. 7NEWS.com.au #7NEWS

āThe use of evidence requirements, bans on reletting for a period and significant penalties need to work in tandem to ensure only genuine termination grounds are being used. Renovations or significant repairs are only meant to be used where the work is so significant a person canāt live there for the duration.
The NSW government has removed the additional evidence requirement todayĀ only one month after implementing the reform.ā
We were disappointed today to learn that the NSW Government, just weeks after the new rental reforms started, has watered down the evidence required when eviction is sought for significant renovation or repair.

My comment on the tenancy reform Bill currently being debated in the NSW Parliament.
Getting rid of 'no-grounds' evictions is the single most important reform in almost 40 years. But it is not perfect.

Really important that the Minns government brings eviction and pets reform on, and make sure it is effective.
Voters won't be convinced by half-hearted, watered down versions that don't really change their experience.
This is the big risk in eg copying Qld reforms on pets.

This has not been our experience here in the ACT, 18 months on from removing #nocause terminations from our RTA. Apartment construction is steady. Our vacancy rate is the highest it has been in a decade. Median asking rents are falling #Renters #RentersRights #RTAreform
Whenever reforms introducing regulations are proposed, property developers and investors argue that such changes will harm investment. Our incredible Data and Policy Officer Jack Moon has broken down the data and put together a blog post about just that: tinyurl.com/mr3bf6wn

The issue with this argument and others like it is that it confuses 'acceptance' and 'need' as demand.
If you can offer a dehydrated person clean water or polluted water, but only offer polluted water, they don't 'demand' the dirt - but they might accept that and drink anyway.

Public housing residents in WA are suing the state for neglecting their homes: one property even had its roof blown off & was left to rot. Everyone should have a safe, stable, liveable home, whether they're renting from the govt or a private landlord. buff.ly/3Azz8lu

"When you're choosing to offer a property in the long-term rental market, it is as someone's home.
"And if you're a tenant, you should be able to make minor modifications to a home to make it liveable for you."

Meet Lauren.
Over a two-year period, dodgy landlords kicked Lauren and her partner out of two separate rental properties for no reason.

Great to be on Hack last night, but worth clarifying my first answer. 80% of bond claims are initiated by the agent/landlord. But 60%+ of all bonds are returned in full to the tenant.
