X spent the weekend calling for a Black Monday. The real one was 39 yrs ago today. Dow -23% in a single session!
institutional equity loves an "off-market" deal.
Saw a group brag about an off-market buy on LinkedIn for a deal that was off-market because no one bought it for 2 years while on the market..
Insurance premiums materially down YoY for second yr in a row. Silver lining in an otherwise inflationary world!
Are gold prices now a lagging indicator on inflation? It’s been moving in opposite directions all yr, front running headline inflation trend.
I'm liking how GreenSt and even CoStar are evolving with AI, producing more insightful thought leadership pieces that have been iterated on with AI rather than direct slop. #HumanInTheLoop
Locked in 5.68% for 5 years on an industrial deal last Nov.
Debt today for the same deal would be +100bps or 6.7%, even with tighter spreads. That's +$100K higher net cash flow for say $10M loan deal (~$15mm total deal size).
That's meaningful cushion, for downtime, make-ready, unforeseen items.
That's why deals started moving last Q4 to Q1 this year.
General rule of thumb: stuff starts penciling and also meets current seller expectations at sub-6% rates.
what's more obsolete (1963 vintage)?
A. 8' garden value add class C multi,
B. 12' clear rusting metal warehouse
I'll make this easy:
Market exit cap:
- Lowest end of the borderline comp set across last 5 years
- No exit cap rate expansion (we're already in high rate environment)
NOI: fwd NOI (only if better).
Market exit cap % is a debatable. Often base it on “forward 12 NOI”, e.g. next buyer yr 11 NOI on 10-yr hold.
Regarding market exit cap to use, typically add expansion to acct for ”age” for bldg obsolescence, increased competition, etc.
Reversion value usually has more weight if do IRR partitioning for operating vs reversion cash flows on the subject prop.
For exit cap, maybe use ~50bps (per below) vs 10bps/yr or 100bps (what I was taught). Perhaps acct for ups/downs in 10 yrs.
Tough to predict what happens in 10 yrs. Short term hold w/ relatively quick value-add is diff. May still add expansion though.
“On a 10 yr hold, terminal value is typically somewhere between 1/2 & 2/3 of tot value in deal. Value is final year NOI / your exit cap.
So how should you set it:
Start at entry cap, not at a market avg Add 25 to 50 bps for 10 yrs of age bldg will have gained
Add more if the lease structure shortens or the sector is structurally out of favour
Only compress it if you can name the specific reason, a repositioning, a lease regear, a sector rerating, and you are willing to defend it
Exit cap = entry cap is not conservative. It is an assumption that the world stands still for a decade.“

brokers will call you 8 times in an hour and then say something along the lines of: “just checking in on that deal you pretty clearly passed on”.
Financial excel models used to be proprietary due to their customized plumbing and output metrics.
AI agents are becoming the same way for deal u/w, there is proprietary value depending on internal assumptions, real-time data access, and customized agent training.
Public REITs repriced materially over the past 8 weeks. -15%. This implies a +60bps cap rate in pricing.
