Solo walking twilight golf is the best (even when your ball is in the trap).

Just got home from a four day trip to Dallas. Every time I go, I am in awe of the growth (and the brisket).

At this moment, as you worry about problems and challenges, there are things in your life that bring you great joy but that you take for granted and won't miss until they're gone. Reflect on that and be thankful for them while you still have them.
This is a message to myself.

The minute a service company (HVAC, plumbing etc) shifts their techs’ compensation to commission based, they cease to be aligned with the customer’s best interests.

The most useful life hack I ever learned: the daily five.
Every day I make a list on a post-it note of five things that I ABSOLUTELY will get done no matter what else happens. And I do.
This ensures I move the ball forward in spite of things that are out of my control.

At some level, I feel like every condo HOA is a ticking time bomb. Whether one year or 25 years down the line, at some point the needed maintenance will exceed reserves, and there will be a huge internal struggle. It's just a matter of "when" rather than "if."

I spend thousands at the coffee shop each year, but here’s the flip side: I make a lot more than that from conversations with other customers that lead to business opportunities. It pays to be a regular.

I always say that many (perhaps most) of the really terrible real estate investment decisions I've seen made were done in order to avoid paying taxes on profits. People are funny.

I am always shocked by people who are "affordable housing proponents" who work to stifle a new development because it doesn't check EVERY box. At the end of the day, increased supply lowers prices - period.

Every one of our team members does a personal business plan every year. Reflecting on what you need to do for success (and writing it down) is a critical exercise. If you need a template, here are what I’d consider essential components of a basic plan:

I can't think of another business more than real estate where chaos = opportunity. You just have to have the right mindset.

Cold call on Friday afternoons. If they are working on Friday afternoon, they are more likely to need the money!

I am eighteen years in from my first commercial property investment, and I can now confidently say with hindsight how quickly those singles and doubles add up. If you only go for grand slams, you’ll strike out a lot more.

I always read the minutes of city and county council meetings. You can learn a lot about what’s coming to the community and make real estate decisions accordingly.

My two biggest real estate regrets over almost 20 years in the business are both deals where I hesitated just a day and missed out. Conversely, the BEST deal I ever did was one where I had to make a split second decision and took the plunge. Always be ready.

You can’t squeeze blood from a turnip. It wastes your time and ruins the turnip. You’re smart to let tenants go if they truly can’t make it. Better for you and them.

If something has been listed for over a year and is having a call for offers, I view that as an opportunity. Clearly, the owners are tired of owning it, and the brokers want to sell before they lose the listing.

I've gotten a lot of DMs lately from people who are looking to start investing in real estate as an LP (which is a huge compliment). But if you're just getting started and looking to invest $25k, I don't think Twitter is the best path. Here's what I'd recommend. 🧵👇

A good landlord views the tenant as a partner (of sorts) in the property. If the tenant doesn't succeed, they can't pay rent!
