Does anyone in the #retwit world have experience leasing to or prospecting for data center tenants?

Even though there's a national shortage of generic ADD medications, Caremark refuses to cover the brand version of Vyvanse. They are charging me $292 for a thirty day supply. Been fighting this for months. Unacceptable corporate greed. @CVSHealth @cvspharmacy #add #adhd #vyvanse

Has anyone used the USDA B&I loan program for a self-storage acquisition? I just found out a facility is in an eligible rural area but not sure what they're all about. #retwit

I have an apartment for rent on FB Marketplace. 99% of respondents are bots, people who write once then disappear, or critics. But in the end you have no choice... #retwit

IMO #retwit was way better before everyone felt compelled to share their political opinions/views.

Industrial guys - when you write a lease with Operating Expense share and CAM charges, do you provide a base year breakdown with the lease or is it enough to say it's been calculated using the base year actuals? Thanks! @bindustrialguy @CREHiddenAlpha @ChadGriffiths

Everyone is talking about the death of office space but we are having great success with single office suites ranging from 75-300 SF. We broke up sections of five or six offices that used to be single-tenant and rent them all individually. Therapists, attorneys, remote workers looking to get out of their house. Right now we have twenty-three of these between two class B buildings in small town PA and our average rent per square foot is over $19.00. Many of the offices are windowless and we have no fancy shared services. No one cares about rent per square foot when they want an office. $225 for 100 square feet with no window and a wood beam in the center, no problem!

I need some advice on a creative financing issue. Trying to purchase two small-bay industrial properties from an estate. One is 80% vacant because the family is using most of the space. The second is pretty well occupied. Plan is to master lease the vacant property so we can stabilize it before financing it. On occupied property we would make a traditional offer. I discovered that there's almost 200K in delinquent taxes, township lawsuits etc. between the two properties. We're worried about risks if we master lease (attach assets, sell at tax sale, who knows). Looking for ideas on how we protect ourselves or find a better structure? Thanks! @CaseyMericle @REExchangor #retwit

Recap and lessons from my first importing experiment. A few months ago I was inspired by @ArtemTepler 's stories about importing various building supplies from China. Our 1950s era ex-cigar factory (now self-storage and mixed-use) has hundreds of industrial fluorescent fixtures. For upgrading to LED, I decided to use magnetic LED retrofit strips so we don't have to reuse the old bulb sockets. I was paying $61.60 per unit from our local electrical distributor. I researched on Alibaba and found a manufacturer. Their rep immediately started up a WhatsApp conversation with me, and I ordered a couple samples to test. Their price was $18.00 per unit and the samples worked great. I ordered 150 units and let them setup the freight. Between manufacturing and then ocean freight it was a good two months before I started receiving any news. First lesson: the 25% duty the US applies to Chinese imports is not just on the product cost, but to the entire invoice amount including freight. That was a much larger than expected expense ($1,683). Second lesson: Apparently 3% or so of containers get flagged for random CBP inspection, which locked up our shipment for about two weeks. Supposedly inspection fees can run over $1,000 so I expected the worst but ours ended up only $51. At the end of the day, with the freight, duty and other costs I ended up at $43.56/unit (total cost $6,535 versus $9,190 if I purchased in the US), a savings of about 28% and I got to learn the ropes!

I started following #retwit about a year ago and it’s been like getting an MBA. I decided to attend @REconveneLA and it was the best decision I could have made. Everyone was welcoming and I met great people! Thanks @moseskagan and @SimranKagan - I’ll definitely be back!
