Section 8 landlords: check your housing authority's website for landlord bonuses. Many housing authorities offer incentives including first time bonuses, security deposit assistance, and payments for repairs. Google your housing authority's name and "landlord bonus"

We compared 12 licensed accountants against frontier AI models on realistic accounting tasks. The models were faster and more accurate than every accountant in our study. 18 months ago, the best models scored below the average accountant's ~37%. Today, models ace the same tasks. This doesn’t mean accountants are replaceable. But it does suggest the job will change significantly, even if model progress stalled today. Read our full study: mercor.com/blog/human-baseli…

I want to teach my kids about investing so I let them pick companies they’re familiar with (Costco and Target) and bought them real physical shares of stock (not all companies still offer physical stock). A few companies offer obtaining physical stock as a service but I went directly through the transfer agents, which was much cheaper (Costco was $25 and Target was free). Hopefully seeing these certificates every day sparks an interest. I have them add and subtract closing prices and we talk about what makes stock prices move. I explained that they're now owners of these companies so they’re even more excited to shop at these stores.

the best part of this launch is that this api is 100% compliant with the agent skills spec these skills are not just markdown! you can put code, reference files, images, spreadsheets, and anything else that might tailor your agents better for their task. ...which means that notion now has a new folder primitive that you can use to manage your accompanying files. this will hopefully be a useful new feature for you that you can use for skills and so much more!
Introducing the Notion Skills API. Edit your team’s skills in Notion. Use them in ChatGPT, Claude, and all of your agents. Here’s what’s new:

Just had @Muse submit a Dependent Care FSA claim end to end with no involvement from me besides prompts. It searched my Gmail for the receipt, logged into my FSA account and filed the claim correctly. Having AI take care of these small papercuts that add up over time will be extremely helpful.

EliseAI released videos of all their sessions at their conference. A lot of great discussion about AI from owner/operators can be found here: eliseai.com/elise-beyond/ses… These two had perspectives from companies starting from scratch and are more stabilized: - Where to Start with AI: Structuring Pilots, Rollouts, and Head-to-Head Evaluations - The Power-User Playbook: How to Maximize ROI on Multifamily AI
This 20-min video, What Your Tech Stack is Costing You, from @elise_ai's first conference was the most informative session I attended. eliseai.com/sessions/what-yo… Lots of companies want to consolidate their tech stack but the real goal should be process consolidation. These slides provide a framework to review whether new tools will truly help you remove processes.

As an affordable housing developer and owner/operator in California, we work with numerous regulatory agencies and funding programs. If you've wondered why affordable housing is so expensive to build in California, here's one reason: we have 110 different programs, each with its own compliance requirements, layered across our 160 properties. We try to turn that complexity into structured, searchable data by documenting each program's requirements in Notion and linking them to the properties and units they govern. We can open a program's page and instantly see every property and unit it applies to, or open a property's page and see every funding program and compliance requirement tied to it. Because the information is structured in Notion, we can also use Notion AI to ask questions across it and quickly surface the requirements that apply to a specific property, program, or unit.

Had @Muse log into all my utility accounts, download all bills it could find, save the bills in Google Drive and log cost/usage data and links to the bills in Notion. This would have taken me hours to do manually for electricity, gas, water, trash, internet, etc.
Just had @Muse submit a Dependent Care FSA claim end to end with no involvement from me besides prompts. It searched my Gmail for the receipt, logged into my FSA account and filed the claim correctly. Having AI take care of these small papercuts that add up over time will be extremely helpful.

This is so important for large teams in Notion. We can now set default AI instructions for all 500+ of our staff using Notion AI. One of the risks of deploying AI across an organization has been consistency. When hundreds of employees ask Notion AI questions about policies or property information, inevitably, they will get different answers depending on how they phrased a question or which sources the AI finds. Notion now allows workspace level AI instructions that gives us an important layer of governance. We can set default Notion AI instructions with: - which databases are the source of truth for specific information - which sources should take precedence when information conflicts - which definitions or terminology everyone should use - what information should be emphasized in an answer Notion has been our company brain and we can now shape how that brain responds across the organization.

Here's EliseAI's Apollo: eliseai.com/apollo
Going live again tomorrow 9AM PST. Here’s what we will be covering: EliseAI launches Apollo: one AI “teammate” that works across every multifamily role (leasing, maintenance, execs).  Entrata builds Forge: its own multifamily-specific language model. The PMS giants are now training models??? a16z raises a $1.1B “Machine Age Fund” for the physical buildout of AI: chips, power, cooling, data centers, and real estate.  Data center moratoriums: 907 jurisdictions in 49 states talked about pausing or banning data centers in the last 12 months. Reframe Systems raises $40M for robotic homebuilding microfactories: ex-Amazon Robotics team, 500 units/yr per factory on <$5M of equipment.  Tune in live on Twitter, YouTube, or LinkedIn!

People often mention how AI gets smarter over time but what does that look like in practice, specifically in property management? One example is how we use @elise_ai for resident communiations. We have a knowledge bank in EliseAI with hundreds of scenarios and information that our AI assistant references when responding to residents. For example, if a resident asks how to pay rent, the AI assistant will respond with the payment options we documented in our knowledge bank. However, if a resident asks a question that the AI is unable to answer, it passes the question to our site team to respond. When our site team responds, EliseAI automatically proposes a knowledge entry based on the site team's response for us to review. If we approve it, that information becomes part of the AI's knowledge going forward. If another resident (even at a different property) asks a similar question, the AI can then answer the question. Every day, there's new knowledge for us to review and approve, and as the knowledge bank grows, the AI can handle more questions without requiring our site team to respond. This system is essentially documenting our SOPs and specialized property knowledge in real time.

A misconception about affordable housing is that it's strictly for low-income families. The reality is slightly nuanced in that a household must qualify as low-income at move-in only. If they earn more afterwards, owner operators cannot evict based on income only (at least in California) leading to situations like in this article. A California bill pendign the Governor's signature (AB 2689) would allow termination of tenancy if a household's income exceeds 140% of area median income (AMI).

Our community managers used to write an update on receivables, vacancies, recertifications, and capital projects in Excel every week. Each week would be a new Excel file. If you wanted to see trends, you would have to open several files to review. Now, managers provide updates in centralized Notion databases. This allows us to create custom database views for each supervisor to discuss these issues at 1:1 meetings. We also now see all historical information in one place. We can open a unit's page to see all historical vacancy efforts. We can open a resident's page to see all historical receivable collection efforts. Much easier to review activity and hold staff accountable.
If you're running a complex operating business: Can't emphasize enough how valuable it is to have your direct report(s) maintain an agenda which you go through with them at weekly one-on-one meetings. Generally don't interact with tenants, vendors or (the vast majority of our) owners regularly, but, bc of the granularity of those weekly meetings, I am aware of every eviction, lease hold, unusually large water bill, upcoming Section 8 inspection, etc.* Very good both for helping me drive my sense of responsibility / urgency down into the organization AND for my peace of mind. - *But we / I still screw up occasionally. Property management is an extremely hard business!
