Over the last 60 days, we’ve had several hundred conversations with brokers, operators, developers, investors, and technology leaders about AI in commercial real estate.
Here are 10 takeaways that you should pay attention too:
1) Proprietary context will matter more than model choice. Your leases, comps, emails, OMs, relationships, and operating history are the real advantage.
2) AI adoption is an organizational design problem. Licenses and usage without ownership, governance, training, and role-specific workflows become shelfware.
3) Narrow, reusable skills are outperforming ambitious autonomous agents. The best systems do one repeatable job extremely well.
4) CRE work is moving from manual production to orchestration and review. AI does the first pass; humans own assumptions and judgment.
5) AI is a multiplier and will widen the talent gap. Experienced practitioners gain leverage. Inexperienced users can reach polished wrong answers faster.
6) Operators are beginning to build their own vertical software. AI-assisted development is making internal operating systems possible without traditional engineering teams.
7) Proprietary brokerage data can become a prediction engine. Every inquiry, LOI, response, comp, and lost deal can improve pricing and buyer matching.
8) False productivity is everywhere. The most dangerous AI use case is the one that looks productive but quietly creates more work.
9) Legacy platforms and data access remain the choke point. Progress may depend more on reliable APIs and integrations than the next model release.
10) Static CRE deliverables are becoming interactive software. BOVs, OMs, investor reports, deal rooms, amenity maps, and stacking plans are shifting from PDFs into live experiences.

We asked the CEO of CRETech if he’s a “token maxxer.”
“I don’t even know what that is, to be honest.” 😂
Basically: someone trying to use as much AI as possible. Michael apparently has other plans.

Here’s how technology changed the built world last week:
1) DR Horton is bringing robots into homebuilding. Its Promise Robotics agreement covers more than 1,250 homes, with factory production expected in early 2027.
2) Google is bringing AI to site selection. The Milken Institute used its experimental agent to screen 1,500+ buildings for solar potential, transit access and climate risks.
3) JLL says it has deployed 100+ AI agents across its real estate management business. The goal: give existing teams capacity to handle more work.
4) AI companies now occupy 9.74 million SF of San Francisco offices. Their footprint grew 37% since year end, according to Avison Young.
5) Larry Fink warns a data center construction freeze could trigger a recession. The BlackRock CEO says the economy has become heavily dependent on spending to build AI infrastructure.
6) BlackRock backs a $200M round for 3D printed construction. ICON is expanding production of its Titan system, which contractors can buy for about $899,000 to print multistory concrete walls.
7) The data center boom needs warehouses, too. Prologis says the supply chains supporting those facilities are contributing to industrial demand.
8) A Dallas Hyatt is heating water with AI servers. The 1,120-room hotel captures server heat to preheat water before it reaches the boilers.
9) Teams can manage smart locks through ChatGPT and Claude. KoreLock’s connector supports battery checks, access reviews and permission changes on compatible locks.
10) Your building could help train a robot. Figure is collecting human-behavior data across Brookfield’s residential, office and logistics properties to teach robots how to work in real spaces.
