A moral business dilemma.
My tenants pay $1,250/month below market.
Over 10 years, a fixed 2.5% rent schedule could cost me $250,000+.
Now Anthropic’s IPO is about to mint thousands of SF millionaires.
Should landlords raise rent to market on tenants who strike it rich?

Beware, A Disability Can Force You Into Early Retirement financialsamurai.com/disabil…
Most people picture disability as a car crash. Reality is more boring.
Accidents are only ~10% of long-term disability claims. The leading cause is something many of us already ignore.
1 in 4 20-year-olds will miss a year+ of work before retirement.
Please don't take your good health for granted. It won't last forever, so you must plan ahead.

Pain And Penalty: Why A Dad Bod Challenge Works When Willpower Doesn’t financialsamurai.com/dad-bod…
Graduated college in 1999 wanting to lose 10 pounds. 27 years later, still trying.
So I joined 9 other dads in a 100-day challenge with a $5,000 penalty for failing.
Turns out pain and penalty work better than willpower.
How big would the penalty need to be for you to finally get in shape in 100 days?
$500? $5,000? $50,000?

Upgrading To A Home You Don’t Need: A Three-Year Review financialsamurai.com/upgradi…
Desire is the cause of suffering. Forever wanting a nicer home is a big part of it.
3 years ago, we upgraded to a home we didn’t need. The S&P 500 is up 80% since. Ouch.
Some thoughts and a podcast episode with my wife to help you make a more informed decision, if you're thinking of doing the same.

If you’re still grinding hard in your late 40s, you might be wasting your time, energy, and life.
Household spending falls 44% from its peak by 75.
You won’t be able to spend your wealth past 70, even if you wanted to.
Are you spending your days wisely? #FIRE

Buy The Finished Home, Skip The Remodeling Misery financialsamurai.com/how-lon…
Remodeling a home is like hitting yourself in the head with a hammer. It feels amazing when you stop.
If you want to save your health, happiness, and marriage, buy the finished home instead.

Manifesting Money When You Have None: It’s Worth A Try financialsamurai.com/manifes…
$160K short on capital calls, I tried something I haven't regularly done since 1999.
I manifested money.
Then it started showing up in places I hadn’t bothered to look.

Mezzi Review: The Proactive AI Financial Advisor For A Flat Fee financialsamurai.com/mezzi-r…
Most investors think they're better than they really are. The more accounts you have, the easier it is to fool yourself.
@MezziApp is the most powerful AI investment advisor I've come across that charges a flat fee.
Here's my comprehensive review. I like it so much I became an investor and an affiliate.

The Downside Of Living In A Nice Neighborhood Nobody Warns You About financialsamurai.com/downsid…
You grind up the corporate ladder so you can climb the property ladder.
Nobody tells you what's waiting on the top rung.

FIRE Makes Taking On New Debt A Non-Starter financialsamurai.com/fire-ta…
The longer you are free from work, the more afraid you'll become of having to go back.
This is why taking on debt is a no-go once you retire. Debt is the one tool that can push you back in the cage.

Financial Despair Is When You End Up Paying Money To Work financialsamurai.com/financi…
The last time I felt real financial despair was 2008.
Net worth slashed by 40% that took 10 years to build.
Colleagues laid off in incessant waves.
Working harder wasn't going to fix a global credit freeze.
That helplessness is what despair actually feels like.
Not stress. Helplessness.
But that period rewired how I thought about money permanently.
The buffers I built during those dark years let me walk away from work four years later in 2012.
Financial despair was the tuition I paid for financial freedom.
Last week I felt it return.
Not a market crash. Not a layoff.
Something far more ordinary, that woke up the trauma from 18 years ago, and it was a surprise.

Ironically, FIRE gets harder as you get wealthier, not easier.
At 35: walk away from $150K, no kids, can get rehired easily
At 50: walk away from $350K+, two kids in private school, stay at home spouse, job market doesn't want you back
The best time to leap is when it scares you most.

Live Where The Weather Is Great, Invest Where It Isn't financialsamurai.com/live-wh…
Most people think expensive cities are expensive because of jobs.
But what if it's actually the weather?
No amount of money can manufacture 12 months of usable outdoor weather. San Diego has it. Cleveland doesn't. The prices reflect that.
Live where the weather is great. Invest where it isn't.

In venture, everyone quotes TVPI. Nobody quotes DPI.
TVPI is what your fund says your money is worth.
DPI is what your fund has actually sent you.
Mine is 0.00X on a position that may get marked up 12-16X in just five months.

One of the coolest things about Instinct’s rise, the AI assistant via text, is the anthropology of it.
Its founder, @noahrshinn, went to Northeastern, a good university but not generally considered elite.
He probably couldn’t have gotten into Harvard or another elite school where admissions once considered race.
Yet he can build something potentially worth billions.
So if you ever feel held back because of who you are, where you come from, or something you were born with, don’t fret.
Focus on creating something of value to bypass the gatekeepers. You can still do very, very well.
Fight on! ⚔️

The Reason Insurers Won't Insure A Vacant Home financialsamurai.com/vacancy… v
Think your vacant home is fully covered by insurance? Think again.
Many policies have a vacancy clause that can limit coverage when a home sits empty. If you own a rental, second home, or travel for extended periods, you should know what your policy actually covers.
