Housing needs to be affordable and have increased supply. Here’s how we can get it without taxpayer subsidy.
1. 50 year mortgages- stop your virtue signaling. This isn’t for everyone but in fast appreciating markets it can build wealth instead of renting. I’m fine restricting them to first time buyers, buyers with 700 credit scores, or something similar.
2. Roll back building codes 30 years. Almost none of these new codes add value despite claims of “saving lives” or fire safety. Yet these things easily add 20-30% to construction costs.
3. Put a maximum timeline and cost on entitlements. Endless studies and reports add cost and risk and rarely turn up anything that wasn’t obvious anecdotally.
4. Put the human habitat first. Obscure bugs and rodents shouldn’t have any influence on housing approvals.
Eagles need to get Tua to replace Jalen Hurts. That would be such a perfect storyline. Tua might not want to play football anymore but he can be signed for no money... or they could get Mac jones.
Working away at a new project for about 100 cottage rental units on about 17 acres. They’ll be stick built, probably on crawl space, metal siding, mini split air system (one in front and one in back?) and I’m thinking 16’x45’ with a small front porch. Maybe a loft in some units mainly for storage or crashing overnight since ceiling will be low. Should I bother with a dishwasher? Small units need them?
Residential detached cottage units for rent or self storage units? I’ve got 17 acres. Zoning not an issue. No public sewer. Excellent marketing window for both. SS occupancy seems around 90-92% in a lower rate market (rural south). Cottages will rent about $1.25 per sqft. What should I do?
I’m sorry, but it should be illegal for anyone with the name Bo Jackson to play football… and at running back no less. I can’t get used to it.
When is @joerogan gonna get Luke from Outdoor boys on the JRE? Someone please pass this along. 21 million followers on youtube alone!
The absolute two worst things a married couple can do to avoid a divorce:
1. Build a house
2. Have a baby
Unfortunately I’ve seen too many bad marriages and these two things almost ALWAYS happen… usually both. And after the sugar rush they are right back to divorce papers yet they’ve brought another poor soul into the fray who is entitled to a loving mom and dad but doesn’t get it, and/or took on huge debt.
If Bryce young played on any other football team… ANY team… he’d be a perennial pro bowler and probably have a Super Bowl appearance. Every year the Carolina panthers find a new way to stink and the media tries to blame Bryce young.

David Sacks is absolutely correct on this point:
Hey Dario, if you want to slow down, go ahead and slow the F down.
Just don't try to enforce a regulatory cartel on everybody else.
Dario has written that we need to “pace the frontier,” and Sam has agreed. People may be surprised by my response: go ahead.
You guys are the frontier. By any reasonable metric — market share, revenue growth, model capability — the two of you have a duopoly on frontier intelligence. You’ve also claimed the lead is widening because of recursive self-improvement.
I don’t see what you see in the lab. If the unreleased models are scary enough that you think you should slow down, I support your decision to be responsible.
But stop pretending you need anyone else’s permission. Stop pretending antitrust law has to be suspended so you can form a cartel. Stop pretending you need a regulatory approval process that supersedes product liability. Stop pretending METR is independent when it is intertwined with Anthropic’s investors and staff. Stop pretending you need those same evaluators to police competitors who aren’t even at the frontier.
Most of all, stop pretending the motivation to slow down is purely altruistic. You face massive product-liability exposure if your products enable a truly damaging cyberattack. The market already punishes models that behave in unpredictable or unauthorized ways. After the Hugging Face episode, it is simply good business for OpenAI and Anthropic to trade some raw power for reliability and predictability. Call it alignment if you want. It is also just giving customers what they want.
Pacing the frontier would also create breathing room for a more intelligent conversation about regulation than Bernie Sanders’ “shut it all down.” China is very unlikely to join a global agreement, as you know, and that has to be taken into account as well.
So go ahead and pace the frontier. You are the ones setting it. The easiest way not to build superintelligence is for you to agree not to build it. Demanding your preferred regulatory framework as the price of that will look like blackmail of the public and the political system. So just do it.
If you do, you’ll buy goodwill for the next conversation. If you don’t, we’ll know this was just another bid for regulatory capture — or an election-season psyop.
I’d like to know what @Jason and the @theallinpod have to say about this.
Real estate Contract assignment: do you demand the assignment fee upon execution? How much teeth do you put in the agreement to avoid letting them ruin the deal or back out at the last minute and you get left trying to perform? I think the fee should be paid in full upon execution. Rare exceptions.
This is the guy coined the "tea party" phrase and movement way back in Feb 2009. Voice of reason on a liberal network. Enjoy the good life, Rick Santelli! Been watching you since college days over 20 years!

Reminder that if politicians truly cared about affordable housing they would roll back building codes 25 years to get safe and affordable homes overnight without taxpayer subsidy or complicated laws. Easily 10% savings probably closer to 20% in some places.
Agree with Trump here. Data centers are the new nuclear power plant. Someone doesnt want them... but we need them. Think 20 years ahead. Unless Elon can get them in orbit in the next few years...
Entitlements: have you ever seen or heard about a city that did NOT jump at the chance to rezone land out of agricultural into low density residential? (Conforms with general plan)
100%No
0%No bc that wld be stupid

As a developer I’m all about property rights but that doesn’t mean people get free rein to destroy property values and bring in potential safety risks. I’m not anti-trailer, either. But converting two sheds and bringing in three trailers (that look like they got for free on Facebook marketplace) is just asking for problems with minimal financial gain. The owner is using family land and even has his own very nice home a couple hundred feet away! Why would he do this?!? Our county road has been steadily growing with nice homes well above average. My wife and daughters run past here. Not any more. I hope he quickly learns the hard way that this rent will not be nearly pure profit. Lots of headaches, expenses, and danger.
This will hopefully be huge. I hope he also rolls back USDA and FDA regulators so farmers can get food to the people fast and cheap. If the farmer makes food that gets people sick, then they’ll get a bad reputation, get sued, and go out of business. Let the free markets control food. Minimize regulations. Big Meat packers and processors have been a thorn in our side for decades.
