So, who’s right?
I’m thinking about selling one of my homes and buying a commercial property, but I was dreading the thought of finding a realtor and going through the long arduous process of selling it.
Out of curiosity I went to Open door and got an initial quote.
I was expecting a lowball offer.. and I was shocked to see it be just below what I was intending to list it for.
Today I went and bought $Open stock.
This is how real estate should be.

$HIMS investors hate to hear it, but there's a reason the stock has fallen from $73 → ~$27.
Challenges with GLP-1's / $NVO partnership
- The abrupt end of the Novo Nordisk Wegovy deal and FDA scrutiny on compounded semaglutide limited access and sparked major sell-offs.
Growth slowed from triple digits to 16-17%
- Revenue growth is projected to decelerate sharply to ~17% in 2026 from 111%+ peaks, creating a huge expectation gap.
Competition & price pressure
- Amazon's entry into weight loss drugs forced aggressive price cuts (up to 20% on GLP-1s), eroding margins and market share.
Margins dropped
- Gross margins fell to ~74% from high-70s due to GLP-1 shipping changes, facility expansions, and higher marketing costs.
Insider selling
- Ongoing insider sales have fueled bearish sentiment amid valuation concerns.
Regulatory risk
- Increased scrutiny on compounding, peptides, and lab testing adds compliance costs and operational uncertainty.
Some of these are management issues, others are natural in a high-growth business like $HIMS.
Did I miss anything?
Stop waiting for stagnant sectors to “catch up”.
One of the most profitable strategies over the last couple of years is to buy the dip in the sectors that already have momentum.
