San Francisco banned pricing software two years ago, but rents have only gone up since then. That’s because rents aren’t set by software; they’re set by supply and demand.
The only way to make housing truly affordable is to build more homes and fast.
The AI boom has pushed the bruising race for housing in San Francisco into overdrive, with a lack of supply colliding with sky-high salaries. on.wsj.com/4fY7NdG

Fact: Pricing software analyzes market data and helps housing providers make informed decisions about rent, often recommending rent decreases to account for real-time market dynamics.
In a new op-ed in The @CascadiaDaily, RETTC’s Kevin Donnelly argues that local governments must redirect their focus from targeting this essential tool to policies that reform zoning and building codes – ultimately increasing housing development and closing the supply and demand gap.

Good intentions, wrong approach.
New Jersey just banned housing providers from using rental pricing software in an effort to make housing more affordable. But blaming pricing software won’t fix housing costs – building more housing will.
That’s supply and demand.

Many cities are already integrating AI systems into their permitting infrastructure to streamline development and improve efficiency as they work to address local housing affordability crises – and it’s working.
ICYMI – HUD recently published a list of “regulatory best practices” for cities and municipalities that includes incorporating AI into construction permitting processes.

📡 RETTC and our coalition partners continue to push back against California’s AB 1414, a bill that threatens to drive up broadband costs for renters and limit access to proven bulk internet solutions. While HOAs would be able to keep bulk broadband contracts under the bill, rental housing communities—and their residents—would lose out. We’re urging lawmakers to protect affordability, connectivity, and innovation for renters across California.

Last week, RETTC met with staff from the Massachusetts Attorney General’s Office in preparation for their new “junk fee” regulations, set to take effect on September 2.
This consumer protection rule aims to eliminate so-called junk fees. During the meeting, RETTC emphasized multifamily providers' strong commitment to price transparency. We also showcased how our data-sharing models (MITS) are streamlining operations, reducing costs, and delivering greater transparency—ultimately benefiting renters.
While rental housing providers are actively preparing for compliance, RETTC highlighted the significant operational challenges this regulation presents. We look forward to continued dialogue with policymakers to ensure that innovation and transparency remain aligned in advancing housing affordability and access.

This week, the House Financial Services Committee spotlighted the critical role of data privacy in our financial system. Ahead of the hearing, RETTC shared insights on how housing providers and tech partners are already prioritizing data security every day.
But we need more than just good intentions. We need a clear, flexible and scalable federal standard. The patchwork of conflicting state laws is putting consumers and innovation at risk.
