I've been a bit absent, joining a cool cohort with creators.
Investing on yourself when you are not ready is the best move you can make.
Your calendar is full.
Every night booked.
You feel like you won.
But your ADR is $80 below market.
You didn't win.
You gave it away.

The conscious mind and the Subconscious mind
Comment 篓I am ready篓 to receive my Subconscious Reprogramming book
Everyone tells you to chase occupancy.
Occupancy doesn't pay your mortgage.
RevPAR does.
Stop optimizing for the wrong number.
Two night minimum in a market where 80% of demand wants one night.
You didn't set a rule.
You built a wall.
RevPAR Index below 100 means the market is beating you.
Not your listing.
You.
Fix the strategy, not the property.
Booking window in your market is under 10 days.
You're still pricing like it's 45.
That gap is where your vacant nights live.
12 months out, price for the whale.
30 days out, price for the guest in front of you.
Same listing. Different game.
Today a client asked something else was happening to his listing other than pricing.
We checked many parts: Listing quality, content, first 5 photos, reviews. All ok
After checking the compset we confirmed: we had to update the pricing.
A 3 night minimum in July protects your calendar.
The same 3 night minimum in November empties it.
Static rules don't know what season it is. You do.
Stop doing this for 30 days:
Discounting because a night looks empty
Copying last year's price
Ignoring your comp set
Treating every guest inquiry as urgent
Setting minimums once and forgetting them
Your ADR will thank you.
