40% of all homes are owned free and clear. Another ~50% have interest rates at or below 4%
can someone smarter than me explain why home prices are not crashing

I will shout this from the rooftop til the day I die: when someone makes an intro to you for literally any reason, circling back after the meeting to share how it went will get the introducer to make many more intro’s in the future. There is no downside except 1 min of your time.

And so, the World Cup’s stay in Kansas City has come to an end. And it ended the same way it began 25 days ago, with an Argentinian celebration. The greatest sporting event in the world outside of the Olympics came to our city and we did more than just hold our own, we dominated. We didn’t just host the party — provide the venue, the refreshments, the music — we did a stage dive right into the middle of it. And our guests took note. Teams, fans, media, everyone was over the moon about Paris of the Plains. This was a transformational moment in the history of this place we call home. So many people fall in love over one summer with someone they never met before. I feel like we’re going to look back at this as the summer when the world fell in love with Kansas City.

in baseball whenever there is a 3-0 count, some batters have a green light from the manager, others don’t… but when they do, the saying is basically “swing high & let it fly”. that’s how you should approach most of life.

You can sign some paper promising to repay it w a little bit of interest &, a few days later, a stranger wires millions of $$$ of a bank’s money into your designated account. That is a miracle, made possible by the rule of law, & we should not take it for granted.

And then who pays to fix it when the landlord can’t afford to? After the building is repossessed.

KC Tenants just came out against the Royals stadium plan because “it’ll drive up rents and displace people.” surprise. Look, I get it... you’re fighting for tenants who get screwed by bad landlords. Respect. But pushing rent control, blocking housing projects, and opposing stadiums is just arguing against everything that could actually bring rents down. Rich man bad. The real rent killer in Kansas City isn’t a ballpark or new development. It’s not building enough housing. Period. More units of all types = more options = landlords actually competing for renters. That’s how rents come down. Fighting growth just keeps us stuck. I want tenants to win too. That’s why I’m saying this. Time to get on the right side of supply and demand, KC. Let’s build.

My theory (and solution) on the fertility "crisis" has been consistent for years: Young people move to the The City for school, opportunity, adventure etc. But they are reaching the (not unreasonable) conclusion that having kids means moving away. So they delay. This is *partly* due to the cost of family housing, childcare + education ... but the primary driver has become social or cultural: they just DO NOT SEE families around them. This becomes a self reinforcing downward loop. Fewer kids means reduced services for families: schools close, fewer high chairs and kid's menus in restaurants etc. This is exacerbated by the higher costs the cities impose on childcare and the ~monopoly they have on schools and enforcement of disorder. It's an incredibly difficult cycle to reverse and the only practical solution is an incremental one: make it easier for very young families to decide to stay. Appeal to the people who ALREADY love the City to make it their home when they have their first child. This starts by building housing designed FOR families, but also in improving safety, public education, local elementary schools etc. And slowly by adding more babies and toddlers, we make it more socially customary for places to be child friendly. Families who have lived in neighborhoods for years decide to send their kids to the local schools with their friends. And then hopefully as more of these pioneer families grow and flourish, the younger people around them see this and think: "Well if they are making it work ... then I guess I could too."
Why aren't young people having kids? Because not only are housing+education costs too high, but they believe they have to uproot their entire life if/when they have children We need to make it easier to have little kids in the city (because that's where young people live)

I love this initiative by Kansas City. So I built a tool to help find lots, figure out what style works & imagine what's possible within the limits of the plans. Free to use for 1 project BuildingDesigner.ai Multiple projects small cost to cover the AI and API usages.
Kansas City just made it easier to build homes, and it starts with a free blueprint. We've pre-approved 7 home designs at no cost to residents. That means no architect fees, no design delays. Just pick a plan, select your lot, and get building. From bungalows to tiny houses to duplexes, there's something for every need and every neighborhood. This is part of our commitment to making sure every Kansas Citian has access to safe, quality, affordable housing. We're removing the barriers, one plan at a time.

High-agency people genuinely believe that reality is negotiable in a "there are always more levers to pull" way. It's about having this bone-deep conviction that if you keep poking at something from different angles, eventually something will give.
High-agency people are relentless reality-benders who treat life like a puzzle they will solve.

Cool interaction. Don’t totally agree with everything @QuintonLucasKC has done in KC but very rarely do you see tier-1 mayors get this street-level with folks leading the charge in housing & urban revitalization like @molzer. Other cities should take notes!

Heard. Your type of projects are, candidly, the exception sweet spots written into policy. Data centers are not. I see your points. Likely plentiful communication is essential, but that’s the routine.

Horrible officiating that’s marred what was a great game for 30 minutes. The reality now is the game is over. A real shame. @DukeMBB is the better team, but @TCUBasketball deserved better. Just a horrible end result the Frogs best interior player gone for good. I don’t care who wins I really don’t but this games control was lost by the officials.

I’ve often thought that Kanas City has the feel of a small rust belt city subsumed by a sunbelt metropolis. It’s like if you built Charlotte around Dayton.

Having lived in KC & CLT, this just ruined my night. Creates so many nightmares: rush hour exit traffic (on/off ramps), segmented neighborhoods by default, disjointed “rhythm” to downtown feel, awkward armpit districts that have constrained access, blinded sharp-yielding turns..
The worst idea freeway planners ever came up with was the inner loop freeway. Conceived as a way to ease access into central business districts, they instead cut them off from nearby neighborhoods and strangled them. No city is better off for having built one. 📸: Kansas City, Tulsa, Charlotte, Houston

When life was simple…
there is a game called "data center" on steam which let's you build and manage your own data center. this is lowkey genius, the best way to educate people on a new trait. hyperscalers should learn a thing or two from "edutainment".
