11.20%. Trepp's June CMBS special servicing rate moved up 34 bps.
In the field, that looks like one thing: owners switching from "I want optionality" to "I need certainty." Not panic. Just tighter timelines and fewer clean refinance exits in commercial real estate.
7.35%. Trepp's June 2026 CMBS delinquency rate, down 20 bps.
The interesting part is not the headline. It's that "extend and pretend" is turning into "pay and extend": borrowers staying current on interest while takeout math resets.
(Commercial real estate reprices slowly.)
The money is raised. The situations are real. A trillion-dollar balance sheet on one side, an $875 billion maturity year on the other, both running a clock. The slow part has never been capital or opportunity. It is the matching.
In June's commercial real estate maturity cohort, retail holds the largest balance while office carries the highest delinquency, and that office stress sits in a handful of legacy loans. Same word, maturity. Different situations. A blanket take is almost always wrong.
$2.57 billion of commercial mortgage-backed securities hit a hard maturity in June. 93 percent of it is still performing. This is not a wave of broken loans. It is a wave of decisions on healthy assets facing a date with no extension left.
Trepp CMBS delinquency in May: 7.55 percent, up one basis point. A flat headline. Underneath it, special servicing by sector runs office 16.75, retail 13.00, multifamily 8.51, lodging 8.45. A nine-point spread inside one number. The spread is the map, not the average.
The deal flow no listing site sees.
What we are tracking across the OffMarketX exchange, Q2 2026:
• 1,099 off-market situations
• 1,035 assets
• 47 states
Maturity drives more than half. Multifamily and mixed-use are two-thirds. The Sun Belt leads.

This week the pipeline showed 7 separate 2014-vintage multifamily funds telegraphing wind-down across the Sun Belt and Mid-Atlantic.
None of it is in trade press yet.
The earliest signals are inside the GP letters, not the headlines.
Apollo crossed 1 trillion dollars in assets under management in Q1 2026 with 71 billion of origination in the quarter. Asset-based finance is now the engine. Direct lending is one product line inside a much larger machine that needs to deploy capital fast.
Blackstone's investment-grade private credit platform: 130 billion dollars at the end of Q1 2026, up 23 percent year over year. 17.3 billion of direct lending inflows. The largest balance sheets in private markets are not waiting to see whether the opportunity set materializes.
Special servicers are transferring CMBS loans at a pace we haven't seen since 2010.
The owner of record doesn't change. The decision-maker does.
Whoever you spoke with at the sponsor six months ago has lost the pen. Watch the transfer notice, not the property.
