Too much junk. Not enough patience. Thatās why I called Junk Dispatch to handle the rest. š

Welcome to Peabody, Massachusetts šš» ā at Peabody, MA
Realtor.com named 01960 the #1 hottest ZIP code in America, and this episode of The Townie Show breaks down exactly why so many buyers are looking here.
Peabody gives you several completely different areas in one city, from the older homes and businesses downtown to residential South Peabody and the more suburban feel of West Peabody.
Youāve also got Brooksby Farm, the Independence Greenway, Salem Country Club, a Northshore Mall thatās actually adding new stuff instead of slowly dying, and a restaurant scene that deserves more credit than it gets.
Then thereās the real estateā¦
Homes are averaging just 20 days on market, with a median asking price around $667,000. Thatās roughly 20% below the Boston metro, with a residential tax rate of only $9.47 per thousand and municipal electricity through Peabody Light.
That combination lets buyers get more for their money on the North Shore without sacrificing location, highway access, restaurants or proximity to Boston.
Is Peabody perfect? Nope.
No commuter rail and some roads thatāll have you visiting the local mechanic more often than youād like, but more for your money, lower taxes, and a great location make up for a lot.
And maybe the beefs helped.
Thinking of moving to Peabody or selling a home in 01960? Reach out and letās talk!
Weāre in Peabody to find out why 01960 was just named the #1 hottest ZIP code in Americaš„

Swampscott has a bakery that's worth the trip. I wasn't planning on buying half the bakery... but here we are.
Homemade cinnamon rolls, specialty lattes, fresh pastries... and a 25-year-old owner with a great story!
Three Hundred Fifty is one of those places you immediately want to come back to. Everything is baked fresh, the specialty lattes were excellent, and Lilly, the owner, couldn't have been nicer.
If you're in Swampscott, do yourself a favor and grab a cinnamon roll. You'll thank me later.

This tiny Massachusetts town somehow has six beaches... and not a single Dunks!
Welcome to Nahant š
Nahant is only one square mile, but it's packed with history, beautiful ocean views, and homes that almost never hit the market.
Tune into the Townie Show where I explore what makes this little peninsula so unique, from its beaches and local food to million-dollar homes and one of the WILDEST stories in Massachusetts history.

One of Swampscottās favorite breakfast/lunch spots is scrambling to stay open⦠š³
Lincolnās Landing, a longtime Swampscott staple for breakfast and lunch, was in court yesterday facing eviction. š

Lynn just spent $10.5 million on bike lanes. I found the only guy who uses themā¦.
The state built a 1.9 mile bike lane from downtown Lynn to the Nahant Rotary by removing a travel lane on the Lynnway š¤¦š»āāļø And theyāre not done. Another $20 million is already approved for more bus lanes and bike paths š«
Maybe this is the future? I donāt know. Make it make sense. Right now, the bike lanes only have one loyal rider⦠and heās carrying a Bud Heavy. ā at Lynn, MA
Swampscott has a $7 million problem⦠and I may have accidentally solved it š
The former Hawthorne by the Sea has become one of Swampscottās biggest debates. The town spent $7 million to buy it, residents rejected the $30 million glass library (rightfully so) and the Swampscott Performing Arts Center is leasing it through 2028.
So naturally⦠I came up with a few ideas for what should happen after that š
What do you think?
