Delivered concrete: $125/yard in the Southeast. $200+/yard in the West. Same product. Same truck. Same mix design category. The ~$75 gap isn't the concrete. It's three things stacking on top of it. 馃У

Do you remember when you joined X? I do. Probably gained about 1 follow/year but I'm still into it

"Is 2x4 framing cheaper than ICF everywhere in the US?" No. And the last 30 days of lumber and labor data show exactly why the "wood is just cheaper" crowd is wrong in more places than people think. 馃У

The honest answer.. In most mainland markets, in a normal lumber cycle, stick framing is still cheaper upfront. But the data no longer supports that Lumber is "cheaper everywhere." What's your market like right now? Has a lumber spike or code change ever closed the gap for you?

Stack those three and you get the gap. Freight first. Labor second. Code third. The concrete itself is the same product coast to coast. Your purchase order geography matters more than any other single line item on the estimate.

Drop a question below. If you're pricing a pour outside the Southeast, what's your delivered cost per yard right now?
