Good explanation of why missing expansion tanks are written up on reports.
Does your water heater have a “thermal expansion tank” ? Grok does a great job explaining why your water needs one. Note: this is a different component than the T&P valve most people are familiar with.

Its almost fall! Now is the ideal time to prepare your home for cooler months ahead. Any minor repairs should be done before the first cold snap to prevent expensive emergency repairs when the cold weather gets here.

Getting to this furnace today was a bit dicey. When a furnace is located in an attic, a walkway is required along with a service platform in front of the furnace. #HomeInspection

@FamilyRoofing Cracking around vent pipes and roof protrusions occurs when flashing deteriorates, sealant dries out or temperature changes stresses the joints. UV exposure, poor installation, and trapped moisture accelerate breakdown, letting gaps form that allow water intrusion.

Why do inspectors write up shingles that are "fish-mouthed" or not sealed properly? This condition can subject your roof deck to water penetr5ation, causing leaks, and faster deterioration.

That's why clean gutters and proper installation is so important.
Replying to @FamilyRoofing
@FamilyRoofing Gutter fascia boards rot when trapped moisture, clogged gutters, and missing protective drip edges let water soak into the wood. Persistent dampness invites decay, mold, and insects, weakening structural integrity and causing progressive deterioration.

Make sure your bathrooms, kitchens, and laundry rooms have exhaust fans that actually vent to the outside and not into an attic which can cause rot, mold, and ruined insulation. Its a common issue found in home inspections.

And they ask why inspectors write that up! Perfect example!
The real estate agent found a defect at this home. No graspable handrail in the immediate area where he first stepped down from the landing. 😮 #Homeinspection

Hiring the cheapest home inspector? That mistake could cost you later on. When protecting your biggest investment, quality matters more than price. Choose experience, not just a lower quote.

Joist hangers need to be the correct size and have the joist completely aligned and mounted properly. This deck had hazards that need to be corrected before use.

May is Home Improvement Month. Before starting new projects, many homeowners schedule a home inspection to better understand the current condition of their house. Knowing the importance of an issue can help you plan improvements with confidence.

Rain has affected several inspections this week. Cannot check for leaking pool equipment with standing water under the pumps and filters.

It is also surprising how many new builds lack AFCI or ARC breaker protection and that electricians don't know to put it in!
An AFCI breaker at today’s home inspection , not tripping when the test button is pressed. AFCI breakers are designed to prevent fires.

Today's home inspection is a house built in 1895. You never know what piece of history you might uncover or older problems coming to light.

The last few weeks have been newly-built homes every day but the builders have actually been the clients. Good way to have quality control over your results!

Sellers: don’t forget to clean the jetted tub before listing your home. Mildew likes to grow on the inside of the water lines.
