Melbourne backyards often hide structural risks that homeowners don’t notice until something goes wrong and retaining walls are one of the biggest culprits. With our mix of clay soils, reactive ground conditions, and heavy winter rain, non‑compliant retaining walls can deteriorate faster here than in many other parts of Australia.
Early warning signs — a slight lean, cracking blocks, bulging soil, or water that never seems to drain — are your property’s way of saying the wall is under pressure. In Melbourne’s older suburbs, many retaining walls were built decades ago without engineering input, building or council approval, making them more vulnerable to movement and failure.
Timber retaining walls are especially at risk. Melbourne’s wet winters and dry summers accelerate timber rot, termite activity, and post movement. Once the timber weakens, the wall can bow or split suddenly, often after a big rain event. These failures can damage gardens, fences, and even neighbouring properties — and they’re usually far more expensive to fix than a simple assessment.
A structural wellness check gives you clarity. It helps you understand whether your retaining wall — timber or masonry — is safe, compliant, and ready for Melbourne’s changing weather conditions.
Your backyard should be a place to enjoy. A quick check today can prevent a costly surprise tomorrow.
This year an unprecedented weather event is occurring in the form of a Super El Nino.
The Super El Niño will start drying out your property faster than normal and your home’s foundations may feel it.
When clay soils lose moisture, they shrink. When tree roots chase water, they pull even more moisture from around footings. The result is movement that shows up as cracks, sticking doors, or sloping floors.
What to watch out for:
cracks in walls or brickwork showing or widening
Gaps under skirting or in cornices appearing or increasing
Uneven floors or slabs becoming noticeable or more so.
Doors and windows suddenly sticking
Why it’s happening:
Super El Niño = hotter days + longer dry spells → soils contract → foundations shift.
Add large trees nearby, and the drying effect can multiply.
If you’re seeing changes that concern you, a structural wellness check may help you understand whether it’s something for you to worry about.
A structural wellness check gives you clarity and confidence about the true condition of your home. It identifies hidden defects, highlights early warning signs, and confirms whether your structure is performing as it should.
A building tells you when it’s under stress. These common defects are early indicators of structural, moisture, or durability issues that should never be ignored:
Key Warning Signs to Watch For
Steel corrosion — Rusting reinforcement weakens structural capacity.
Masonry cracking — Movement, settlement, or moisture can open fractures in brickwork.
Plasterboard wall cracking — Often linked to frame movement or foundation shifts.
Paint peeling from moisture — A sign of water ingress or poor ventilation.
Slab floor cracking — May indicate settlement, shrinkage, or structural stress.
Wall gaps — Separation at junctions signals building movement.
Tree roots near footings — Roots can undermine foundations and drainage.
Broken drainage downpipes — Poor stormwater control accelerates soil movement.
Termite damage — Hidden structural weakening from timber loss.
Professional Insight
These defects rarely occur in isolation. When multiple symptoms appear together, they often point to underlying structural movement, moisture imbalance, or durability failure. Early assessment prevents escalation and reduces repair costs.
A small investment in knowledge today can prevent major repair costs tomorrow.

Building Notices are issued by Councils when construction works don’t comply with the Building Act or were carried out without permits. If you receive one, don’t panic — the process is straightforward. A structural assessment, compliance review, and rectification plan are prepared and submitted to Council so the issue can be resolved properly and safely.
If you need help navigating the process, we can assist.
Engaging a Chartered Professional Engineer (CPEng)on the National Engineers Register (NER) is one of the most effective ways to strengthen the technical, commercial and compliance performance of any construction project. In an industry where risk, regulation and complexity continue to rise, the assurance provided by a Chartered professional is no longer a luxury — it is a strategic necessity.
Why Chartered Status Matters
Chartered status is more than a title. It represents a formal, independently verified benchmark of engineering competence, ethics and professional accountability. A Chartered Professional Engineer has demonstrated:
Mastery of engineering principles through rigorous assessment
Commitment to ongoing professional development
Adherence to strict ethical and professional standards
Capability to deliver safe, compliant and technically robust solutions
This combination of verified expertise and accountability provides clients, builders and consultants with confidence that their project is being guided by a professional who meets the highest national and international standards.
Technical Excellence That Reduces Project Risk
Construction projects are increasingly complex — tighter tolerances, more demanding regulatory frameworks, and greater scrutiny from councils, insurers and legal bodies. A Chartered Professional Engineer brings the depth of judgement required to navigate these pressures.
Accurate structural design that minimises variations and rework
Clear, defensible documentation that stands up to council and legal review
Practical detailing that reduces on‑site delays
Early identification of risks before they become costly issues
In short, Chartered Professional Engineers don’t just design structures — they design certainty.
Professional Accountability That Protects Your Project
One of the most overlooked benefits of engaging a Chartered Professional Engineer is the level of accountability they carry. Chartered professionals are bound by:
Formal registration requirements
Professional indemnity obligations
Ethical codes of conduct
Mandatory continuing professional development
This framework ensures that the engineer responsible for your project is not only technically capable, but professionally obligated to deliver work that is safe, compliant and defensible.
Better Documentation, Better Decisions
High‑quality engineering documentation is one of the strongest predictors of project success. Chartered Professional Engineers excel in producing:
Clear structural drawings
Builder‑friendly specifications
Legally defensible reports
Concise engineering advice that supports decision‑making
Good documentation reduces disputes, accelerates approvals and improves construction outcomes. It is one of the most tangible value‑adds a Chartered Professional Engineer provides.
A Strategic Advantage for Consultants and Builders
For engineering consultancies, architects, builders and project managers, partnering with a Chartered Professional Engineer offers a competitive advantage:
Overflow support without compromising quality
Specialist expertise for complex assessments
Confidence in compliance for high‑risk projects
Stronger client trust through verified professional credentials
In an environment where reputation matters, Chartered Professional Engineers elevate the reliability and credibility of every project they touch.
The Bottom Line
Chartered Professional Engineers deliver more than technical drawings — they deliver assurance. They bring verified expertise, professional accountability and mature engineering judgement that strengthens every stage of project delivery.
If your project demands clarity, compliance and long‑term performance, engaging a Chartered Professional Engineer on the National Engineers Register is one of the most valuable decisions you can make.
Before starting a renovation, a structural assessment can save you time, money, and stress. It identifies hidden defects, confirms whether your home can support new works, and helps you plan upgrades with confidence. A clear structural picture means safer construction, fewer surprises, and a smoother path to achieving the home you want.
Invest in certainty before you invest in change.
BIM really is the turning point when you want to move from abstract plans to a fully visualised, data‑rich building model — and your line captures that perfectly. The real value is that BIM doesn’t just show the project; it explains it.
Many homes across our communities were built at different times, under different construction standards. What may look perfectly adequate can later be found to be sub‑standard or non‑compliant, potentially affecting your property’s value.
Insurance providers are increasingly penalising homeowners with timber‑floored houses due to perceived fire risk. Yet elevated timber floors also offer a major advantage: increased freeboard, which reduces the likelihood of flood damage compared to slab‑on‑ground construction.
A structural site inspection can give you confidence and clarity about the true condition of your home and highlight any issues you should be aware of. Contact us for more information about this service.

With the reduction in value of residential property happening at the moment, Many homes in what are considered more desirable suburbs are returning lower prices than recent highs
I am seeing more people buying a property to then knock down and rebuild, is becoming more prevalent. Is it better to buy a more expensive property and work with its faults or replace it.
An old home does not necessarily mean a bad home. A few cracks in your brickwork does not suggest, end of life. Most 20 year+ houses are not built to current standards. Those standards include stiffer footings and articulated masonry.
We however allow up to 20mm difference in level in any new slab. Most existing old floors are not that much different. The cracking in old masonry is in many cases, because no articulation joints are present. I have a mantra, " If you don't articulate your brickwork, it will articulate itself."
Retrofitting articulation joints can be done. This will allow the brickwork to move more freely. Sure, there will be changes in the timber structure, resulting in plaster cracking and doors & windows sticking. Adjustments can be made to allow for this.
If you are not sure which way to go in your future home direction, look at the bones, not just the price. You just may find your diamond in the rough.
