I'm worried we're on the verge of a real estate crash. Both economic data and anecdots: Incomes haven't risen as much as inflation, but housing prices have. Anyone with a 3% mortgage would have to pay an extra $1-2k/month if they sell to buy a new house. Credit card debt is at an all time high which indicates there aren't many first time buyers with a down payment. My friend is a very successful, top 1%, realtor, and is cutting personal expenses because so few homes are selling. I've been watching a property that sold for $800k in 2023 that is currently listed at $620k and it's been sitting unsold for a month. The signs are there, I'm guessing after mid-terms the wheels will really come off. Fingers crossed it's a limited crash and doesn't seep into the general economy much.
