The knowledge getting dropped @ReconveneLA in EVERY conversation and breakout is just mind-blowing.
Seriously, my brain needed a short break from the overload 😴
Now I’m ready for a Proper rooftop dinner bash. Can’t wait!
Workout and a swim before breakfast makes the morning bright

I came back to X after almost 9 months away
Happy to report it is still as informative and addictive in equal measures as ever
I did miss you all
I was a PM today.
Scheduled a safety inspection for a unit under eviction, hadn’t responded in over a month to any communication form, and we had a police call about it. Previously a great tenant.
I knocked. I had to knock 3 times, and after hearing male voices inside I stated my intention to enter since we had given proper notice. In my head assumed it was someone other than the tenant, and I was ready for a hard conversation.
But I had a totally different hard conversation.
Turns out the tenant had her brothers living with her due to an abusive relationship she was trying to separate from. It was so painful she couldn’t talk about it for the tears, so we wrote back and forth on my Notes app in her hallway. Her phone didn’t work so she couldn’t get in touch, she had 2 broken ribs so she couldn’t work. Her daughter was under threat. She had contacted the police but they were not taking it seriously. She didn’t know who to talk to or how.
We are not a charity - we can’t just forgive the rent as we have bills to pay too. But we are human. We got her connected to local organizations that can help. We will work with her as much as we can to keep her from having to live on the streets. She was brave, talked about her abuse, and now we can help.
It is very humbling to leave that conversation and go back to my own family.
We may not be a charity, but we will always be human.
I'm running numbers and diving into building new SFHs on a couple vacant lots that came with a property
The most surprising thing is the numbers actually seem to work
(Fingers crossed I didn't just jinx it)
One of the hardest things to do in PM is lower rents when the market is tough
It feels like failure, to you & the owner
Worse is getting $0 every day it sits vacant
Don't let fear of failure keep you from making the hard choices
Then adjust the term so next year it's in prime time!
I was today years old when I first leveraged an escalating liquidated damages clause to get my project priority when workers suddenly became scarce
Trust *and* have a good contract just in case Boarder Patrol raids your city

My favorite definition of maturity.
I share it with every new graduate I meet.
“To be able to stick with a job until it is finished; to do one’s duty without being supervised; to be able to carry money without spending it; and to be able to carry an injustice without wanting to get even.”
I started RE as a side hustle ~10yrs ago after prompting from my father-in-law
At the time, buying & leasing 1 SFH/yr sounded wild
Fast fwd to today, where I PM ~70u, AM ~200 while developing a pipeline of deals & partnerships to buy 2+ MF/yr
I also have flexibility to spend time w/our kids daily
My main regret is not acting on my father-in law’s advice earlier
Just wanted to say - thanks David!
PSA to brokers:
The title
"PRICE REDUCED ON RARE OPPORTUNITY"
Indicates the seller over invested & will be struggling to sell for the next 1-2yrs
It does not help you sell it quickly or at a higher price
Same layout. Higher ceiling. Immediate different feel in walking into the room.
@moseskagan might be onto something
Schools have a captured audience of parents every day at pickup and drop off, often 20-40min or more
A lot of that time is parked in line with engines off
If they partnered with a food or drink vendor with a bike or cart that could travel up the lines, I wonder how much money they could raise
It’s got to be more than fundraising with fruit or popcorn sales right?
No, I won’t pay you for hiring a sub that installs flooring w/o following the manufacturer directions that completely fails <2 weeks later (glue down LVP peeling up everywhere)
If your SOP is to NOT follow the manufacturers instructions and check for moisture levels in concrete before installing, then it’s your responsibility to tell me and get sign off BEFORE install
Now either fix it quickly on warranty, or take the loss while I find someone who knows what they are doing
Anyone have experience with trenchless epoxy pipe liners?
Good, bad, recommended questions to ask during DD
