I'm visiting San Francisco to help the @Scott_Wiener campaign for congress, in the seat that Pelosi is retiring from. The race is a YIMBY v NIMBY showdown, and I view it as one of the most important elections in the country for the future of housing and transportation policy.
He's also been a major supporter of scientific research funding, which is a critical issue that doesn't get the attention I think it deserves; restoring the research funding that Trump has cut needs be a top priority for the next Congress.

These NYC apartments are standing empty, not because the owners don't want to rent them, but because rent stabilization laws prohibit them from charging enough to earn back the costs of necessary repairs.
My latest for @WSJFreeEx

Our State government is one of the last lines of defense against a hostile, tyrannical White House.
Minnesotans are united in rejecting the Presidentβs hatred.
When the Federal government gets it wrong, we need leaders at the State & local level to be ready on the front lines.

One of the best things you could do to help WI turn blue is build a bunch of apartments in Madison

San Francisco needs a strong transit ally in Congress, not someone who will βhold their noseβ when it comes time to advocate for the hundreds of thousands of working people who ride BART, MUNI, and Caltrain every day.
The choice in this race is clear: I will always fight to improve public transit for working people, my opponent wonβt.

If you want to understand why healthcare is so expensive, I'd start with a Supreme Court case about teeth whitening.
Around 2003, spas and small kiosks in North Carolina were offering teeth whitening for a fraction of what dentists charge.
So dentists complained to the state dental board. That dental board looks like this:
- 6 of 8 are practicing dentists, elected by other dentists
- 8 of the 10 who sat on the board during this period earned substantial fees from whitening
The board sent 47+ cease-and-desist letters, warning non-dentists that they're committing a crime by practicing dentistry without a license. The board also sent letters to mall operators, advising them to expel whitening kiosks.
All this worked! These kiosks shut down, prices stayed high, dentists stayed happy.
Regulatory capture like this exists all over in healthcare. What makes this case notable is that someone actually sued the NC dental board, in a case that went all the way to the supreme court.
In a 6-3 ruling, the SC ruled that if a board is run by those who participate in the market without proper supervision - that looks like a cartel, therefore, antitrust law applies.
I have to believe there are so many other potential cases like this in healthcare, just waiting to be pressed on. I'd love to see more of this.

Some green groups want to just kill permitting reform, can't do anything to persuade them. But other Dems want a deal, they just think they can hold out for a better one. This is the voting bloc that needs to get to yes.
Wait till 2027 and you're still dealing with Trump in the White House. Why would he sign a deal that more aggressively restricts his executive authority to cancel energy projects?
Wait till a possible trifecta in 2029 and Dems would then need to waste significant political capital and time that needs to be spent on other priorities. Plus, it takes time for the new permitting regime to be implemented. Dems need to be hitting the ground running.
In each scenario there's just too many contingencies. Agreements like this require very specific conditions that don't arise often.
@AJentleson on why we must pass permitting in the lame duck.
