Saroj Poddar Group and Keventer Group have launched a ₹400 crore Category II real-estate debt AIF. The Poddar Keventer Real Estate Fund–Scheme I has a ₹200 crore greenshoe option, taking corpus to ₹600 crore. Sponsors have committed ₹80 crore, or 20% of the target, while sources say investors have committed ₹115–120 crore. It is described as the first such fund in Eastern India.
The fund will provide secured debt across West Bengal and Delhi-NCR for ultra-luxury, premium and mid-market projects. Its framework includes escrow safeguards, covenants, milestone-linked drawdowns and monitoring. It targets a gross IRR of 18–22% before expenses, which is a fund target, not a guaranteed return.
