Brace yourself. Returns are coming. Now that we've gone through the busiest shopping season of the year we can expect a considerable portion of goods to be returned. It's a segment of the supply chain called "reverse logistics" and is essentially the processes involved when a customer returns an item. As e-commerce rises, so does reverse logistics, with a recent article in the WSJ suggesting it's becoming a "trillion dollar problem". Here are a few noteworthy points from the article: ✅ Americans are estimated to buy more than $5 trillion of goods this year ✅ Shoppers returned 16.5% of items they purchased last year, valued at nearly $817 billion and double the percentage of goods returned in 2019 ✅It costs merchants about $27 to handle a return for a $100 online order Here are one of the potential outcomes when an item is returned: 🛒 Item is re-shelved and re-sold (re-manufactured if needed) 🛒 Item sold at liquidation or discount centers 🛒Item is donated 🛒 Item thrown in the garbage Reverse logistics is becoming a massive industry in itself and requires a considerable amount of warehouse space to accommodate.

Thanks for the opportunity Aleksey! My partner & I buy and operate class B industrial buildings along the I-10 corridor from El Paso, TX to Jacksonville, FL. This isn't last-mile infill product. We're capitalizing on the population explosion, nearshoring of imports, onshoring of manufacturing & energy independence. Anon in public, public in the DMs. Let me know if you'd like to meet.

A lot of people here are new to industrial real estate but not new to real estate in general, so for you, I've put together a list of over 20 credible sources of research, reports and information about industrial & logistics real estate. If you’re new to industrial, some of these sources will be new to you and others will be very familiar. I won't include links as that'll kill the reach of this post, but you can easily find all of these online. Jones Lang Lasalle (numerous reports, including regional as well as their national United States Industrial Outlook), CBRE (the U.S. Figures report and regional reports), Colliers International (Industrial Market Outlook) and Cushman & Wakefield (Industrial MarketBeat Reports) all publish market insights, statistics, and forecasts for the industrial property sector. The national editions are usually quarterly and the local ones are somewhat less frequent. Prologis, the global GOAT of logistics real estate, publishes numerous research and reports on our industry. Industrial Logistics Properties Trust (ILPT) mainly focused on announcements, but these often contain market context that is very valuable to both industrial and logistics property investors. As far as industry associations go, the NAIOP (National Association for Industrial and Office Parks) publishes the Industrial Space Demand Forecast, as well as many other reports and data sets. SIOR (Society of Industrial and Office Realtors) publishes a magazine dedicated to industrial and office real estate topics. ULI (Urban Land Institute)'s has numerous articles and reports about the space. And don’t forget about CCIM, which is mainly associated with office and retail investment professionals, but has a formidable presence in industrial real estate as well. The Commercial Observer reports on the industrial market in many forms, as does IREI (Institutional Real Estate, Inc.). GlobeSt . com covers industrial real estate extensively through various publishing efforts. They’re the publisher of the weekly Industrial Weekly Newsletter, among many other forms of media. Both Bisnow and bizjournals cover industrial real estate, so even though these are general news sources, don't discount them for providing timely information about the sector. REIS by Moody's Analytics often covers the industrial sector, offering insights into rents, vacancies, and other metrics. The same goes for Real Capital Analytics (RCA, which offers research and insights into industrial real estate, both on and off its platform. Love them or hate them, CoStar is often the best source of industrial real estate data, on top of producing industry leading market analytics and periodic reports. LoopNet also provides news and research, including insights about the industrial sector. The Industrial Real Estate Podcast by Chad Griffiths (who’s on X) and the Industrial Insights Podcast are both great sources of timely information. This is by no way a comprehensive list. Our industry is vast and fast moving. If you have sources of information you’d like to share, please do so in the comments below. If you found this post useful I’d like to ask you for a Like, Comment and Repost. Thank you!

What feedback are you getting from lenders when you’re tying up B/C industrial properties that have very short WALT or vacant? Even though leasing has slowed some, we still see these as opportunities. @bindustrialguy @YOCspread @warehousejunkie @ConradMadsen

Self-storage was a bubble because there was no additional demand that was unlocked for SS units. When a lot of additional supply was created, be it from renovating or expanding existing facilities or building new ones, there was no additional demand. This is not the case in industrial. There is much more demand for B class than there was 10 years ago due to additional manufacturing, onshoring/nearshoring and economic growth.

Why do I love owning & operating Class B Industrial: - value-add / repositioning opportunities - abundant purchasing opps - supporting our working class & SMBs (vs more corporate tenants in class A) - more operational flexibility - best risk-adjusted returns in industrial
