We submitted a letter to St. Albert City Council in support of the proposed Off-Site Levy front-ending policy.
The policy would create a more consistent 10-year framework for deciding when the City or developers should front-end growth-related infrastructure, helping reduce uncertainty around how projects are funded and planned.
We also highlighted the collaborative process behind the policy, including working group sessions and industry feedback, and encouraged that same approach as discussions continue around how developers are repaid for front-ended infrastructure.

With more than 30 years in land development, Patrick Shaver has built a career around turning ideas, and a whole lot of dirt, into communities across the Edmonton Metro Region.
“What I really enjoy about land development is the construction aspect. I really like that physical aspect, to see something that wasn’t there before and to see what we can create.”
That love of building has stayed with Patrick from childhood sandbox projects to founding Avillia Developments while decades of industry service have helped him shape more than just communities.
For Patrick, building and giving back to the industry have gone hand in hand throughout his career.

We attended the Beaumont State of the City on Oct 15th and listened keenly to Mayor Lisa Vanderkwaak's remarks. The City of Beaumont knows that it's not a question of whether Beaumont grows, it's about how it will grow and what it will become in the future. Together, we can strengthen the community as we grow.
Each person chooses to be in Beaumont and they are on track to reach 30,000 by 2030. Business growth has also been substantial, with new commercial development throughout the community and commercial vacancy dropping from 20% to 5%. The City of Beaumont will update its Municipal Development Plan and Land Use Bylaw to shape its future growth. They are looking forward to collaborating on these processes, as are we!

We’ve submitted a letter to the City of Leduc on the proposed fall amendments to its Municipal Development Plan.
Our comments focus on the proposed interim restrictions on narrow townhouse products. These homes can provide more attainable ownership options for young families, first-time buyers and other households, and we’re encouraging the City to address concerns through clear, targeted standards rather than an open-ended restriction on an entire housing type.
We’re also asking for clarity on the timeline and process for reviewing these changes so builders and developers can plan with greater certainty.

What does Canada’s defence spending have to do with housing in Edmonton? More than you might think.
With billions in potential investment on the horizon, the opportunity goes well beyond military bases and equipment. But Edmonton isn't the only region looking for a piece of the pie.
So how do we make sure we're ready?
We explored some of the biggest takeaways from our Western Defence Hub luncheon in our latest blog. Take a read: bildedmonton.com/2026/10/06/…

At yesterday’s luncheon, we launched BILD Edmonton Metro’s 2026 State of the Region report and brought together regional leaders to talk about what the data means for growth, housing, infrastructure and investment across the Edmonton Metro Region.
The conversation was moderated by Andrew Usenik of Strata Developments, with Mayor Rod Frank of Strathcona County, Mayor Lisa Makin of the City of Fort Saskatchewan and Mayor Alanna Hnatiw of Sturgeon County sharing perspectives from across the region.
Here are a few of the big takeaways:
•Alberta’s housing starts grew 130.8% between 2020 and 2025, compared with 19.2% nationally.
•Across the Edmonton CMA, housing starts grew from 11,512 in 2020 to 21,337 in 2025, an increase of 85.3%.
•In the regional municipalities outside Edmonton, housing starts more than tripled, from 1,647 to 5,435 units.
•Row homes are one of the region’s biggest growth stories, with regional row home starts rising from 113 units in 2020 to 854 in 2025.
•The regional share of single-family starts grew from 24.0% to 40.7% between 2020 and 2025.
The bigger story is that growth is happening across municipal boundaries, and keeping that momentum going will take the right land, infrastructure, servicing, approvals and collaboration across the region.

From Calgary roots to projects across the country, Primary Engineering & Construction has done a lot of growing since 2002.
We stopped by Primary Engineering and Construction for a member visit and got to learn more about the team behind the infrastructure that helps keep our communities connected.
Primary expanded into Edmonton in 2017 and now has 11 offices and 450 employees across Canada, working across electric utility and communications infrastructure. Here in Edmonton and Northern Alberta, their team works extensively in shallow utilities, land development, underground electrical distribution and telecom, partnering with developers across the region.
One thing that really stood out was their focus on health and safety. Primary has built strong safety programs, works closely with industry safety organizations and applies those standards not only to its own team, but also to the companies it partners with.
They’re also continuing to look for new and innovative ways to deliver projects across the full project life cycle.
Thanks to the Primary Engineering & Construction team for having us in, showing us around and sharing more about the work happening behind the scenes of our growing communities!

Today we officially launched BILD Edmonton Metro’s 2026 State of the Region report.
Across the Edmonton CMA, housing starts grew from about 11,500 in 2020 to more than 21,300 in 2025, while starts outside Edmonton more than tripled.
Kalen Anderson, CEO, BILD Edmonton Metro, spoke to the need for a regional mindset, noting that “People make those decisions based on their lives, not on municipal boundaries. And that is why we need a regional mindset.”
Paul Lanni, President & CEO, Averton, and Chair of BILD Edmonton Metro’s Board of Directors, walked through what the data is telling us: “This region has momentum. We’re attracting people. We’re building homes. And we’re seeing housing choice expand across the region.”
And from the development side, Shane Gerein, Director, Planning & Acquisitions at Qualico Communities Edmonton, focused on what it will take to keep that momentum moving: “If we can keep land, infrastructure and approvals moving at the same pace as demand, we can continue to provide people with choices about where they live and what kind of home they live in.”
Growth is happening across the region. Keeping that momentum going will take collaboration, infrastructure and the right conditions for development to keep pace.

Today, we’re launching BILD Edmonton Metro’s 2026 State of the Region report, a new look at where our region is growing, what we’re building and the forces shaping what comes next.
The report brings together a regional view of population growth, housing activity, consumer demand, land, infrastructure, approvals and development conditions across the Edmonton Metropolitan Region.
The data tells a compelling story: Edmonton Metro has momentum.
Communities across the region are welcoming new residents, housing construction is accelerating and the geography of growth is changing. But keeping that momentum going will take more than strong demand. It will take the right infrastructure, land supply, servicing, approvals and regional collaboration to ensure housing choice and affordability can keep pace.
Because people don’t make decisions about where to live, work or invest based on municipal boundaries. Growth in one community strengthens the region as a whole.
The State of the Region gives us a baseline to understand where we are today, track how the region is changing and identify the opportunities and barriers that will shape future growth.

Sometimes the best move is not moving at all. 🏠
For Renovation Month, we sat down with Jeremy Pasieka of Awlridge Renovations to talk about how thoughtful renovations can help a home keep working as life changes.
From opening up a floor plan to improving accessibility, the goal is not to follow a one-size-fits-all checklist. It is to understand how someone actually lives and make the home work better for the next stage of life.
As Jeremy puts it, “You don’t just lose your house when you move. You lose your neighbours, the local businesses you’re familiar with, trusted doctors and your routine.”
A home that works for one stage of life may not work quite the same way in the next. Renovation can help bridge that gap, whether it is making space for a growing family, opening up underused rooms or adapting a home to be easier to navigate over time.

Tomorrow, we launch BILD Edmonton Metro’s State of the Region report.
Ahead of the launch, BILD Edmonton Metro CEO Kalen Anderson and Board Chair Paul Lanni share a look at some of the trends shaping growth across the Edmonton Metro Region.
As Paul puts it, "Growth in Edmonton strengthens surrounding communities; growth in those communities strengthens Edmonton."
Here’s what the numbers are telling us:
• Alberta’s housing starts increased by more than 130% between 2020 and 2025
• Housing starts across the Edmonton CMA nearly doubled
• Communities outside Edmonton saw housing starts more than triple
And as Kalen notes, "The goal is not growth for growth's sake. The goal is to turn growth into stronger communities, greater housing choice, continued affordability and long-term prosperity for the entire Edmonton metropolitan region."
