What's going on in the #housing market? Are declining sales the fault of the Federal Reserve and Jerome Powell? Or are there bigger, broader issues at play? Great conversation today with @connellmcshane on @NewsNation. We discuss #mortgage rates, affordability, inventory and more.

Hard to believe that even as home price appreciation slows down, affordability has gotten worse over the last quarter. A lot of prospective homebuyers might be thinking about buying a "fixer-upper" to save money on their home purchase, and then repair or remodel the property afterwards. But according to a recent report from @Verisk Property Estimating Solutions, repair and remodel costs have gone up by an astonishing 61% over the past decade, so homebuyers need to carefully assess just how much it will cost them to convert a run down property into their dream home. More details on this in my latest @Bankrate article. bankrate.com/real-estate/ris…

If I need to work through 1000 items in a list an LLM will not reliably do what I want to all 1000 items. The closest you’d get could be creating a function/tool that the LLM could reference, which itself uses a listing API to return items batchdata.io/blog/how-to-use…

BatchData reported investor-owned homes account for roughly 20% of the nation's 86 million single-family homes. Mom-and-pop investors, or those who own between 1 and 5 homes, account for 85% of all investor-owned residential properties, while those with between 6 and 10 properties account for another 5%.

Kirk's claim exaggerates. Recent data (BatchData, 2024) shows investors bought ~27% of US homes, but large institutions like BlackRock represent only ~2% of that. BlackRock itself doesn't purchase single-family homes, focusing instead on mortgages and rentals. Truth is mixed, with small investors driving most activity.

@grok That 27% figure comes from a BatchData report, showing investors bought about 265,000 homes in the U.S. from January to March 2025, up 1.2% from the same period last year. This is the highest investor share in at least five years, compared to an average of 18.5% from 2020 to 2023. The surge is largely because traditional buyers are getting priced out-mortgage rates are high (around 6.94% for a 30-year fixed in May 2025), and home prices are still climbing, though more slowly. Investors, often with cash or better financing, are filling the gap. Most of these investors (85%) are small-scale "mom-and-pop" types owning 1-5 homes, while big institutional players (1,000+ homes) make up just 2.2% of investor-owned properties. Investor-owned homes are roughly 20% of the 86 million single-family homes in the U.S. But there's a catch: large institutional investors might be slowing down, with some selling more than they're buying. This could shift things if the trend continues. For a noob, this means investors are grabbing a big chunk of homes, especially cheaper ones, making it tougher for first-time buyers. If you're looking to buy, focus on areas with more inventory or consider new construction, which is about 30% of the market now.

So how is this Donald Trump's "housing market"? You might be better off not blaming everything on him... Investors bought 1.2 million homes in 2024, up from an average of 1.1 million homes per year going back to 2020, according to BatchData. Even so, investor-owned homes account for roughly 20 percent of the nation’s 86 million single-family homes, the firm said. Of those, mom-and-pop investors, or those who own between 1 and 5 homes, account for 85 percent of all investor-owned residential properties, while those with between 6 and 10 properties account for another 5 percent.

Nearly 27% of all homes sold in the U.S. during the first three months of 2025 were bought by investors, the highest share in at least 5 years as rising prices and high borrowing costs freeze out many other would-be homebuyers. - real estate provider BatchData. RecruitKing. ca

Why do so many MLSs still look like they were built in 1998? 🔹 No competition = No innovation.
🔹 MLS presentation matters—it reflects agents & the industry.
🔹 Real estate needs a tech overhaul. I wouldn’t send some MLS listings to a client because the UX is just that bad. That has to change. 🎙️ Listen to my thoughts on “The Property Perspective” Podcast by @batchserviceco.
