The home equity math is simpler than people expect: your home's value minus what you still owe equals your equity. A $500K home with a $300K mortgage means $200K sitting there. A home equity loan turns part of that into a lump sum with predictable monthly payments, so there's no guessing what you'll owe each month.

There's a real difference between overspending and overpaying, and if you're carrying a balance right now the odds are good you're in the second group. Nothing got bought that shouldn't have been. The charge on what you already bought is the part that keeps growing on a balance that barely moves no matter how carefully you run the rest of the month. That's not a spending problem. Debt consolidation treats it as what it is, which is a rate problem.

The cleanup nobody does in October is the three statements you haven't opened since September, sitting in your inbox with the subject line still bolded, because not looking genuinely feels like control right up until the day it doesn't. Open them on a Saturday, not at midnight. Whatever the number turns out to be, it gets easier to plan against the moment it's on a screen in front of you, and debt consolidation starts there, with the whole number, before anything else happens. Debt consolidation through Achieve starts by putting every balance in one place, so you're working from the real total: bit.ly/4yyR8on NMLS# 138484. Equal housing opportunity. Twelve percent to twenty in one survey window. Habits don’t change that fast across a whole country. Delinquency moves like that when the payment was already set against a budget with no slack in it, and then something ordinary shows up. A month with three paychecks’ worth of bills and two paychecks.
BREAKING: 1 in 5 American families are behind on loan payments, the highest since 2010, per the Federal Reserve. That’s up from about 12% in the Fed’s previous survey. Families more than two months behind rose to over 8%, from 5% in 2022. 8.6% of families now spend more than 40% of their income on debt payments, the highest since 2013.

A HELOC lets you borrow against your home equity, but it works differently than a typical loan. Kyle Enright, president of lending at Achieve, breaks down the basics. It works well when you have a clear need for cash but aren't sure how much you'll need, like a renovation with shifting costs. Not the right fit for routine spending. Two million people have come through here, and almost none of them opened with a number. They open with a version of the same sentence: one payment, and a month it's finished. That's a smaller ask than $16B in funding and an A+ BBB rating make it sound, and a considerably harder one to get right every single time. Debt consolidation at scale is that small thing, repeated. The scale is what makes it possible, and it isn't what makes it

Achieve holds a 4.8 on Trustpilot, and debt consolidation here starts with the rate, the term, and the month your balance reaches zero: bit.ly/4ikMbdM—What matters more to you in a lender: the track record, or the terms on the offer? Our Achieve Loans team took a quick break from crunching numbers to settle a much more heated debate: the best Halloween cities in the U.S. 🎃 @USATODAY ran the full ranking. Salem at #1 was unanimous. But Salt Lake City quietly taking a top spot with 70+ events and the state’s oldest haunted house? Total surprise. Did your city make the cut, or did our team get it completely wrong? 👇 usatoday.com/picture-gallery…

At $300K the money is spoken for before it shows up. Mortgage, two car payments, the tuition bill, the premium that went up again in January. None of that moves when the income does. It was all set at a number somebody picked during a better year, and a raise mostly just makes the next version of the same list affordable.
40% of workers earning over $300,000 say they're living paycheck to paycheck, per Goldman Sachs.

Three pieces of advice got handed to small-business owners this week about the rate hike. Audit your credit lines. Move variable-rate debt to fixed. Shop before you borrow. Our co-founder @bstroh gave @Inc that list for business owners, and every item on it works identically on a household balance sheet. A fixed-rate personal loan doesn't reprice when the Fed moves again in October. A card balance does, inside a billing cycle.

Do you know offhand which of your balances reprice when the Fed moves, or would you have to go check?

Estate sales and resale turned into a weekend activity, and that matters more than it sounds. Frugal used to read like a sentence you were serving. Now it's a hunt worth posting about, and whether a habit is still around in February has a lot less to do with your discipline than with whether you look forward to doing it. That's the part budgeting advice almost never accounts for. NMLS# 138484.

The advice industry has one setting for people in debt and it's disappointment. Skip the coffee. Cook at home. But nobody you know built a balance on lattes. They built it on an ER visit, a layoff, a landlord who raised the rent twice in one year, or ten years of prices outrunning a paycheck that stayed roughly where it had always been. Shame has never moved an APR by a single point. Debt consolidation works on the rate instead of on your character.

Every preparedness checklist gives you the same three things: water, batteries, a flashlight. None of them mention the variable that actually decides whether an emergency turns into debt, which is where the $2,000 water heater ends up. On a card at card rates, it's a balance you're still carrying next spring. On a personal loan, it has a fixed rate and a month it's paid off. You'll have the batteries either way.

A personal loan through Achieve puts a repair like that on a fixed rate with a date it's paid off, instead of a balance that just rolls: bit.ly/4idCgGZ — What's the emergency expense nobody puts on the checklist? You still have runway. Not much, but enough to walk into December with a plan instead of a card, which stops being true around the second week of November, and that's roughly when most people start thinking about it. If a balance is already the problem, handling debt consolidation before the season starts changes how the whole quarter reads. NMLS# 138484. Equal housing opportunity. Terms & conditions apply.
