Small-bay industrial properties are generally defined as buildings under 200,000 SF with individual suites ranging from 1,000-10,000 SF. They typically feature clear heights of 12’ to 24’, higher office-to-warehouse ratios, and flexible layouts that accommodate light manufacturing, assembly, distribution, and service uses. Located in established infill markets near population centers and labor pools, they house the contractors, manufacturers, e-commerce operators, and essential service providers that drive local economies. Small-bay properties also outperform on vacancy. In Q1 2026, national industrial vacancy hovered around 8% while properties under 50,000 SF averaged 4%. Properties in the 5,000-10,000 SF range had a lower vacancy rate of 3.2%. The gap is even wider in Orange County. For private investors, small-bay assets offer several advantages: • Diversified cash flow: Multitenant asset owners maintain an income stream even when a few tenants vacate, unlike owners of single-tenant assets. • Limited competition: High land costs and the expense of building multiple loading doors, restrooms, and entrances make new small-bay development difficult to pencil. • Rent premiums: Small-bay spaces command 20-22% higher rents per square foot than bulk industrial. • Value-add potential: Investors are achieving higher rents by renovating older properties. These benefits come with manageable trade-offs: more intensive property management and greater credit risk from smaller tenants. Tom Terry, of our Anaheim office, shared, “For private local investors who don’t have the ability to weather the storm of vacancy on a larger building, small-bay industrial assets can be an attractive investment.”  Read more from Terry: f.mtr.cool/pov0fjsgnz For disciplined owners with patient capital, small-bay industrial remains one of the most resilient segments of the SoCal market. Voit Q3-2026 Market Reports Are Now Available. Visit f.mtr.cool/6ey4wgmqqu to see current statistics, our forecast for the next year, and in-depth editorials from our industry experts. LA Industrial vacancy held near stable at 5.33% as move-outs and 927,066 SF of new deliveries kept net absorption negative, even as gross absorption rose 13%. Asking rents held flat at $1.37 NNN, 27% below the 2023 peak, with free rent and TI allowances still common. South Bay led with positive absorption, driven by ICT in San Pedro and CODA Logistics in Long Beach. With little new construction, the market is positioned for gradual improvement into 2027. In Mid Counties, vacancy rose to 6.31% as large logistics move-outs in La Mirada, Buena Park, and Norwalk outpaced move-ins, resulting in negative net absorption. Asking rents slipped to $1.26 NNN, and free rent appeared in 71% of sampled deals. Availability declined to 10.31% as sublease space came off the market. Smaller buildings continue to outperform, and we expect occupancy to recover first in 2027 with rents following in 2028. OC Industrial net absorption swung positive, and vacancy fell, driven by defense and aerospace manufacturers in the Airport Area: Anduril's 650,027 SF in the Airport Area and an aerospace and defense manufacturer’s 237,246 SF move-in in Anaheim together exceeded the county’s net total. Vacancy for smaller buildings remains tight, under 4.1%, while buildings 75,000+ SF sit between 8.7% and 10.7%, giving larger tenants the most negotiating room. Asking rents edged down, and 310,420 SF of scheduled Q4 move-ins point to a second straight positive quarter. OC Office vacancy fell to 12.61%, its fifth consecutive quarterly decline, with 233,194 SF of positive net absorption. Anduril and DH Dental accounted for 93% of net absorption. Asking rents rose to $2.96 FSG, though signed deals closed at a median of $2.62, about 11.5% below asking. Supply is shrinking; only one project under construction and older campuses being demolished for housing. Recovery depends on job growth in professional & business services. #VoitRealEstate#CREBroker #SocalRealEstate #MarketUpdate #ClientAdvisor

Commercial real estate investment sales gained strong momentum in the first half of 2026. A shifting economic backdrop is now complicating transactions and putting that progress to the test. In September, the Federal Reserve raised rates by 25 basis points, its first hike in more than three years, citing persistent inflation. Weeks later, a weaker-than-expected jobs report and downward revisions to prior months pointed to a cooling labor market. Meanwhile, 10-year Treasury yields rose above 5% and reached 5.24% on October 9. MBA Chief Economist Mike Fratantoni expects two more rate hikes, one in December and one in Q1 2027, with yields staying near 5% through next year. The same conditions are also creating opportunities. According to the MBA, $875 billion in commercial mortgages matures in 2026, and another $652 billion comes due in 2027. Many of these loans were originated at 3%–4% rates. As lenders move away from “extend and pretend,” owners who can’t refinance may need to sell, often at a discount. Mark Leverette of BPM told GlobeSt.com that the market is nearing an inflection point, with opportunities emerging for well-positioned buyers. Rising construction costs are reshaping commercial real estate decisions across Southern California. From ground-up industrial projects to office buildouts, landlords and tenants are rethinking budgets, timelines, and the scope of their improvements. Several pressures are converging at once: • Materials: Tariffs and higher oil prices are pushing up the cost of steel, lumber, copper wire, and oil-based products such as asphalt, PVC pipe, and coatings. • Fuel: California diesel prices climbed from $7.78 to $8.40 per gallon in September, according to AAA, raising delivery costs for every job site. • Labor: An aging workforce, demand from data center projects, and immigration enforcement are tightening the supply of skilled trades like electricians and plumbers. The effects are already visible. In a recent survey by the Associated General Contractors of America (AGC) and the National Center for Construction Education and Research (NCCER), 55% of respondents reported at least one non-data-center project canceled, postponed, or scaled back in the previous six months.
