I think it would be great to start a new thread of constrained urban infill sites in the UK so I will start one now to highlight where every opportunity to deliver new homes can be taken.
Please feel free to add for further references!

Just received a pre app response from a council which was 179 word long. The submission was 17 pages and for a 14 storey co living building in Manchester.
You couldn't make it up.
@BitcoinBertie @ChrisHowellFCA
So no it was free as some LPAs are but there is no paid option that was offered and really I was just amazed at the poor quality of the response full stop.
I get stressed out going past this development. It is so unnecessarily ugly it's unbelievable. It has no consideration of the context at all, cropped out of this photo.

For the past three months, @paulpowlesland has been a marked man โ pursued by anonymous officials at Englandโs Environment Agency for the unlikely crime of cleaning a river without a licence
Powlesland tells @mattotele that, if they were able to put him in prison, he would serve his sentence, "then I would come out and I would do exactly the same thing again" โคต๏ธ

The easiest way we can deliver these approvals is through a policy such as Room to Grow.

We could have the permissions in this parliament.
How have we got to a situation where the building around stations means that should only be 150 homes here and still be objected to. It's an embarrassment. The whole of this side of the tracks should be effectively be a new town which is much denser and taller than the other side
Replying to @DuncanStott
The 150 homes they're opposing will be literally next door to the tube station. This is the perfect location for desperately needed new homes.

Why does the area surrounding a CENTRAL LINE STATION look like the rural countryside???? I want towers with 10 floors surrounding that station on all sides

We need the work of RCKA architects not to just be considered by the London Plan bit to become part and parcel of the design guidance for cities and towns.
There is almost nothing on infill or small sites in all of the revised guidance currently being consulted upon nationally.
I don't agree fully. LPAs can decide to allocate more small sites however this is unusual and generally more work and more objections for them.
We need to see more diversity in who is delivering housing though for sure.

Almost a quarter of local authorities in England did not grant a single permission for self- and custom-build housing over the year to October 2024, according to the governmentโs latest figures.

How this man got selected I do not know.
After the Planning Bill debacle, the @WildlifeTrusts is warning of fresh attacks on nature.
Itโs madness.
Trashing nature for short-term โgrowthโ wrecks our future and itโs deeply unpopular.
Polling shows the Government is totally at odds with the public on this.

We have far fewer homes relative to our population size than other European countries.
It's a real shame that for all the rhetoric @UKLabour has been so slow to make any meaningful changes to the system.
I beleive that part of the problem may well be the civil servants being computer says no or simply have no idea of what is needed to make the changes required
The sharp drop in planning application submissions in the latest quarter means that there is โlittle chanceโ of the government being able to meet its commitment to build 1.5 million houses over the course of this Parliament, say lawyers and consultants.

Great to be a part of this. I hope @UKLabour start to grab the bull by the horns and enacting planning policies that will help improve the dismal situation many SMEs, particularly S, are going through right now.

The climate change impacts vs... even more import from other countries,. presumably, where there are less safeguards. Or just don't have the materials needed to build.
Bravo.
Permission for a quarry on a 28-hectare greenfield site has been quashed after an objector threatened legal action over a failure to assess its climate effects, citing a 2024 landmark Supreme Court ruling, according to a law firm representing campaigners

We certainly aren't on track the only way we could get near to that target now would be to change tacts.
A move like allowing Room To Grow would certainly assist in plugging the gap however.

@AngelaRayner @mtpennycook
The planning minister and housing secretary have both claimed that the government remains on track to meet its target to deliver 1.5 million new homes in England this parliament, despite the Office for Budget Responsibility estimating it would fall short
planningresource.co.uk/articโฆ
I mean you couldn't make it up to be fair. Headed the most aggressive national campaigns against homes for 6 years prior to becoming a MP for Labour under the pledge of delivering 1.5m homes.
Plans to reform environmental regulations risk irreversible harm to nature.
My amendments to the Planning Bill would prevent this.
Safeguarding nature and building homes can go hand in hand - with an empowered, well-funded planning system.

It makes absolute sense to make train stations the basis for new community hubs and centres for housing growth.
Great stuff from @railindustry with some timely provocations about how Britain's railway stations can help drive economic growth (and a mention of our rural station research to boot). Worth a read ๐๐ป
