A Kentucky data center is set to receive about $500 million a year in tax breaks plus an initial $2 billion in tax breaks during buildout. It will pull about as much power as every home in Kentucky combined. The Mason County Meta data center will create about 300 permanent jobs, though it's unclear how many will actually be on-site. The Meta data center is set to be built in five phases, with each phase paying a set amount of property taxes to the schools and county instead of the full tax rate based on current tax rates and property values. The plan calls for $2 million per year per phase to the schools and $5 million per year per phase to the county instead of a normal property tax bill. The Kentucky Center for Economic Policy estimates this will save Meta about $50 million per phase per year on property taxes, or about $250 million a year at full buildout. Meta is also eligible for a 50-year sales tax exemption from the state. That's a savings of 6% on qualifying equipment purchases. The think tank estimates this is worth more than $400 million per phase, or about $2 billion at full buildout. Every 3 to 5 years, when Meta replaces equipment, it will save the sales tax again, which I estimate at about $50 million a year per phase, or about $250 million a year at full buildout. The full project can pull as much as 2.2 gigawatts off the grid, which is roughly the electricity use of every home in Kentucky combined. Meta says the site will generate 300 permanent jobs once at full buildout, while Mason County says 400. After phase one, the agreement guarantees the county a minimum payroll tax amount, calculated at 100 jobs making $50k a year, more jobs at later phases. It's possible Meta plans on 300 jobs total with higher pay per job and that explains the discrepancy. The schools could also bring in more revenue from the utility tax than their entire current budget. That's great for the government, but will it affect citizens? Will citizens get a tax cut as substantial as Meta's? Based on the fact that the county's attorney took pains to ensure state SEEK funding would not be disrupted by the deal, so the schools could keep every dollar, I don't think citizens will see one as substantial.
