Last week the boys and I were hangin, yes we only speak via FaceTime. They are selling a vacant fast food bldg and were trying to convince me to get a 2nd HELOC to afford their list price. We harnessed our inner Knakal by grabbing a ‘bat.’ Anyhow new coffee store coming soon…

@TripleNetTyler thinks a lot of people miss out on triple net deals because their criteria is completely backwards. They start with the shiny object at the top, which is the cap rate. They say they want a six cap or a seven cap, and Tyler's first response is to ask if they actually understand what that means. If you want that brand new Chick-fil-A on Main Street in Miami with a 20-year lease, that's a four cap. If you want a seven, you're going to a tertiary market with a tenant you've never heard of. The cap rate isn't the goal. It's the result of every other decision you make. My first CRE deal I purchased was an Arby’s. Once I fixed the lease to a new long term deal I placed fully amortizing debt on it The lease is now in year 12 and I am hitting a sweet spot on the principal reduction portion of my loan Using debt to buy CRE is a life hack 😍
