How can you master AI in CRE when everything's changing so fast?
We've built a solution for that. Here's what we're doingš
I've been showing AI tips & tactics CRE pros for over 2 years in the form of presentations, newsletters and social media posts, and I get similar feedback across the board:
"Those are cool examples and I want to use AI but I have NO idea where to start."
"I need a place where I can learn to do this stuff from start to finish"
"I took an AI course but it felt out of date by the time I finished it."
"I'm using AI but I keep getting lost and I have SO MANY QUESTIONS."
So I've teamed up with Jonathan Buckelew (VP of Asset Management at PEAK) and Nadine Ezzie (CRE Attorney, AI Consultant, former tech exec) to build the comprehensive platform where you can learn to master AI for CRE, using the same formats WE'VE used to learn to leverage tech in our industry.
ā” Weekly step-by-step video lessons, showing you how to streamline your CRE workflows from start to finish using AI & automations.
ā LIVE training sessions so you can get real time feedback from us and your peers as you build out AI X CRE automations.
š On-demand Q&A: All your AI questions - Answered, by CRE professionals using this technology every day in the field, and helping others do the same.
This is NOT some pre-recorded course that'll be out of date as soon as you finish it. As AI continues to evolve and progress, so will our lessons, keeping you on the cutting edge every step of the way.
š“ š“ To do this right, we can only let 150 CRE pros in on the initial offering.
And we already have 71 people signed up š š
If you're in the Commercial Real Estate Industry and want to take your AI skills to the next level, you can claim your spot at CRE AI Studio at the link in the comments š
I hope we'll see you in the studio!
šØ 1 slam-dunk use of Claude for CRE? Due diligence checklists that fill out themselves, and find conflicts across your deal docs.
We built a Claude skill to tackle it.
On the first run, it asks for YOUR checklist template. Excel, Word, PDF, or pasted in.
Point it at the deal room folder and it reads every file.
You get one workbook back. Every item in the checklist marked Received, Partial or Outstanding, and a conflicts tab outlining any disagreements across deal docs.
The PSA lists three parcels but the title commitment only covers two? Flagged.
Deal rooms grow overtime, so it offers to create a scheduled task calling the skill like clockwork. It checks the folder for new docs, updates the list, adds or resolves conflicts, and emails you with an update.
You keep the judgment calls. It takes care of the hours of assembly.

Hot take: People are burning through usage on @bot because they never learned to automate.
You don't need it to watch your CRM/ project management system/ whatever you have it connected to every 30 minutes and drag tasks/contacts around.
Those things don't need AI, your platforms probably have automations built in that can be set up and cost no extra $$.
Save your AI tokens for things that require AI.. Like building those automations for you š
Weekend GrokBot project:
A free nationwide database of publicly announced CRE lease & sale transactions
1 bot finds new transactions
1 pushes the new pages live
1 updates weekly summaries for each metro
1 analyzes the data & makes TikToks to get the word out with Claude/Higgsfield/HeyGen, & pulls engagement metrics to a data pipeline so they improve overtime.
Havenāt touched my computer once in the process.

At CREDA I presented to CRE development forums on AI trends.
Some rolled their eyes when I told them vibe coding was starting to make an impact on the industry.
Meanwhile, @PermitZIPhvac is building a replacement for Autodesk.
I donāt make the rules.
Much as I love conference season
Itās nice to have a weekend home in Maine with no trip to pack for or keynote/workshop to prep for.
Peepin season is in full effect
I don't think Saas is doomed, but some are going down.
Some software I think is on the chopping block:
Personal finance apps: I have tried so many and they all find unique ways at being terrible. People will build ones that work for them.
Individual-focused CRMs: Building a CRM that works for a company is hard. Building one that works for a lot of individuals is also hard. Building a CRM that works for ONE individual (you) is not. The CRMs that focused on individuals are going to have a rough time. People motivated enough to pay for and use one will often build one.
Calendar/Scheduling apps: Toast for a variety of reasons
Internal Dashboard platforms: Everything builds dashboards now
LinkIn Bio: Just NGMI
What am I missing?
Did @dmfenton predict the future?
A few weeks ago I reached out to him for his #1 prediction on how AI will impact real estate.
That prediction: Personal agents will kill cold outreach.
Now people are having @bot pull their info from data broker sites.
Is this the death of cold outreach?
More importantly, is @dmfenton a psychic?
Stefan Martinovic founded a 3D mapping and property data platform in 2016. He ran investments and analytics as at Midwood Investment & Development, AND was early at Placer dot AI. Now he teaches AI at NYU Schack.
This week he joined us LIVE in CRE AI Studio for a session on all things coding with AI. What stuck with me from the conversation:
1/ Custom instructions that save context. Long chats eat up memory. Eventually it starts losing track of what you already decided. Stefan's global instructions have Claude call it out on its own and write a handoff prompt with everything that matters, so he pastes it into a new chat and picks up right where he left off with his coding project.
2/ Use Caveman: It's a free plug-in that strips the filler out of Claude's replies. Without it, AI can product pages of text when a sentence will do. Shorter answers are faster to read and use fewer tokens, so your chat goes further before it hits the wall, and before you burn through your tokens.
3/ Next-Level Coding Commands: Stefan has two key commands that keep his coding projects moving forward, /pstat and /next. Pstat gives him a status report on a project: what's done, what needs his attention, what's left. Next looks at everything in progress, picks the most valuable task nobody is working on yet, builds it, checks it, and tells him what's up next. On a big project it's easy to lose track of where you are. These commands keep projects on track and keep them progressing.
Check out the whole session in CRE AI Studio:
Oldie but goodie: Ask Google Gemini to identify the top 20 pizza places in the area based on Google Reviews..
Next find which ones are packing the house:
āCan you tell me which of those locations are too busy, or overcrowded based on the Google reviews? Provide the results in the form of a table, with the name of the restaurant, and the number of reviews you found that indicated it is overcrowded or always busy.ā
Go get yourself a tenant.
šš thanks for the kind words @MichaelLagazo
It finally happened. I lost money on an assignment because I was too slow to respond.
Still getting the business but less money.
The why is long story
But the morale is short and sweet:
Speed to lead
Folks whoāve tried Muse, Instinct, GrokBot, Dots: I have a test
I have a schedule conflict.
My agent knew of both meetings, worked on deliverables for both, knew the dates. It said nothing till I saw the conflict & asked
Which one would have spoken up proactively?
What Cash is working on is gonna save CRE owners a ton of time.
Iāve replaced all of my real estate bookkeeping with an AI agent that we built internally.
Simply put, itās more accurate, faster, and significantly cheaper than our previous bookkeeping firm. No way Iāll go back.
Havenāt handed it the tax returns yet, but itās not because I donāt think itās capable.
Itās because Iām not knowledgeable enough to oversee it.
Thatās going to change next year.
Not saying weāre eliminating 3rd party accounting completely, but we are certainly shifting to a new paradigm.
Real question: Have you ever received a cold DM on LinkedIn and actually done business with that person?
Have a friend who got a DM about franchise opportunities and actually bought a franchise.
Wonder how common this is.
OK I'll bite. If Chris's advice is so bad/outdated, who has the good, modern dating advice for young men?
Nothing gross, please.
Attention Young Men:
I am surrounded by 20 year old girls in my life that are smart, capable, hard working and cute. Nobody is dating them. Not sure what the deal is, but I donāt get it.
Step 1: Stop playing video games
Step 2: Head to great clips and get that lettuce cleaned up
Step 3: Hit a shower (when dating hygiene is critical)
Step 4: Go clean your car
Step 5: Sign up for a yoga class
Step 6: Go to the yoga class
Step 7: Ask a cute for her phone number at yoga class (yes you can meet girls IRL and not just on the apps - 10/10 the Dirt Dog highly recommends)
Step 8: Follow up within 2 days with a phone call and ask them out for this coming weekend Friday or Saturday night.
Step 9: IMPORTANT - come up with a good game plane for date night. Get a dinner reservation, get an activity planned. Let them know in advance what you are doing so they can dress appropriately. I know you are gunna roll off the couch and head to date night, but they are not. They are going to stress about what to wear and call at least 6 different people on FaceTime to ask their opinion.
Step 10: I highly recommend you bring flowers to the door step. Iām not covering that you go to the doorstep, because if you donāt do that you have no hope here. Women want men to date them. You donāt need to break the bank on flowers. Head to Trader Joeās. Grab 2 different kinds of flowers. If you donāt know what matches find the closest looking lady to your mom at TJās and ask her. Wrap the 2 flowers into 1 bouquet with paper. Bonus Points you can cut open a TJ bag and use that as the paper.
Step 11: Be a gentleman on the date. She isnāt there to hear your life story. Ask her about her. For every 1 question you answer, ask her 3. Open Doors, pay for the meal, be polite.
Provided you follow most of this guideline you are highly likely to get yourself an opportunity for date number 2.
Keep going until you find someone that you canāt imagine not being around all the time. Thatās when you have found a good one for you.
My life is complete with my wife as my companion. I wish you the same fortune in life. Happy Hunting.

Over the past 4 weeks Iāve delivered 9 in-person AI workshops & presentations at commercial real estate conferences across the country.
Hereās a few takeaways:
-Most werenāt sure what MCP is
-Most had heard of skills but never made one
-Everyone had heard the term AI agent but were unclear on what makes something an agent, or the fact that they already probably already had access to one
-Most had no idea what deep research/research mode was or the fact that theyāve had access to it for almost 2 years
Donāt let social media fool you,
Itās early.
Holy smokes the comments on this thing.
You can lead a horse to water @Dirtdog
