Sellers outnumber buyers by 63% right now. That is the widest gap Redfin has recorded since 2013. The spring price is gone. Rates sat under 6% for a stretch earlier this year. They are at 7.4%. A large slice of buyers who could write an offer in March and April cannot write one today. The ones who can still write have more choice and more room to negotiate. Homes priced like June sit. Homes priced like this week still move. Before you list or cut, pull the three closest sales that closed in the last 30–45 days in your price band. Not the active listings. Sold prices are the number the remaining buyers are paying.

Real estate is hyperlocal and two towns side by side will have completely different price points. The same payment will not buy the same house. Example in my market: Typical values sit around $356K in Swansboro and $262K in Jacksonville. At 7.40% that gap is roughly $500 a month on principal and interest with 20% down. You do not shop both towns at once and then adjust. You decide which payment you can live with, then look only inside that town. The house you want in one town will not price like the one in another. Pick the town first. Then the house.

It is pretty wild that Tesla made a flying car before we got GTA 6 😂

There are too many false claims circulating about Starlink. Starlink and Starshield are different services, designed for different purposes. Starlink • SpaceX’s commercial satellite internet service. • Designed to connect homes, businesses and communities, including places with limited internet access. • Supports everyday needs such as work, education, video calls and communication. Starshield • Designed for government, military and national-security missions. • Includes satellites owned and controlled by the US government. • Supports secure communications, Earth observation and government equipment carried on satellites. Starlink’s civilian internet service should not be confused with Starshield’s government and military capabilities.

78% of homebuyers now use AI to search and find homes. If you're home isn't showing up for AI, you might want to find a new listing agent.

Mortgage applications to buy a house are at the lowest levels since 1995. Not because people don't want to move. Because they got priced out waiting for lower rates. Rates are up near 7.4% with another rate hike anticipated for December. Most people who said they would buy when rates came down, did not. They stopped applying completely. The buyers still in the market are the ones who already decided they can live with the payment. Because buyers today have the most leverage. Houses that fit a real budget are still getting offers. The ones priced for last year’s buyer are sitting. This week: get pre-approved (or re-check the numbers with your lender). Then write on the next house that fits your budget and needs. Don't be afraid to ask for seller concessions.

Hey Kevin Warsh, can we get another rate hike? 😂

Everyone is complaining about the rate hike. Yes, the war with Iran is making it worse, but there is not end in sight. The Fed had no choice but to raise rates. End the war and rates will drop.
You never raise rates in the teeth of an energy price shock. An energy shock is already contractionary — hiking into it is a double tap.

My phone lit up at 2:02. "Did you see the Fed?" Yes. They raised the rates a quarter point this afternoon. First hike since 2023. That is the part that makes the news. Here is the part that matters on a street. Your mortgage is not the Fed funds rate. Lenders already moved. Freddie Mac put the 30-year at 6.76% last Thursday, and that print had been climbing for weeks before anyone voted in Washington. On a $350,000 loan, a quarter point is about sixty dollars a month. Not nothing. Not a reason to freeze either. I keep hearing the same sentence. "We'll wait until rates come back down." That was a fair hope in January. It is a thinner plan now. The committee left the door open to another move this year. Nobody here can promise you a cut by spring. If you are buying, the question is whether the payment works on the house you actually want, not whether the headline is friendly. If it works, lock. If it does not, we look at price, term, or a different street. We do not sit on the curb waiting for a press conference. If you are selling, this is the week some buyers will go quiet again. The ones who still write offers already ran the payment. Price it like 2026 and the house still moves. Price it like last year's rate fantasy and it sits.
