Based on my armchair economics I think the zone between 5.33% and 6.44% is "max pain" for the 10yr bond yield. We were 5.34% today. We're in the zone now. How long can opposing forces keep it in this zone? That determines the damage done. Interesting day tomorrow.

If you're headed to Hatteras Island over the next couple of days you should keep an eye on this!
Our initial assessment of the damaged section of NC12 near the Pea Island Visitor Center indicates about 500' of undermined and/or broken pavement. As a reminder, NC12 is CLOSED between the Basnight Bridge and Rodanthe. Crews will get a better assessment once the water clears.

It handled literally zero % of the process in NC. In fact, it was double work because I would have had to email the attorneys the information I manually typed into ChatGPT. At a minimum a copy+paste job. It added 2 clicks and 2 keystrokes to the process.

Not sure why the @NFL pretended to care about hip drop tackles in the offseason. In this Patriots/Broncos game I've seen 2 blatant attempts so far and 1 that should have been called (Diggs) If either Diggs or Maye continued fighting for yards they likely would have been injured

This is a significant number.
The interest rate on a 30Y mortgage in the US is officially below 6% for the first time since 2023. Millions of homebuyers will soon get the relief they deserve.

I'm saving this post. I can't believe what I just saw. Why don't you sell me some 10 oz bars direct. I'll even pay a premium just to have a Cardone silver bar that you offloaded in order to buy BTC. This will age like milk over the next 20 years.

Just want to recognize Greg Biffle as a great human being who did so much for western NC after Helene. Gone way too soon and what a tragic loss

"we haven't built enough housing in the country for a long time" JPow not wrong. The way out of the affordability crisis is simple - build more homes Mostly 2BR and 3BR starter homes < 1600sf What he forgot to mention is many builders are more affected by Fed rate than buyers
Jerome Powell on the housing market: - "The housing market faces some really significant challenges and I don't know that a 25-basis point decline in the Federal Funds Rate is going to make much of a difference for people." - "Housing supply is low, many people have very, very low-rate mortgages from the pandemic period." - "And they kept refinancing and caught the really low so it's maybe expensive for them to move. - "Also, we haven't built enough housing in the country for a long time." "We just need more housing." "We can raise and lower interest rates but we don't really have the tools to address, you know, a secular housing shortage, a structural housing shortage."

If you are a short-term rental buyer or a large company that wants to acquire vacation rental businesses, I don't know why you would invest in areas that are hostile to your biz Time spent on compliance/local regs and worrying about future restrictions is time you never get back

Want to know what's going on in Buxton on the #Outerbanks of NC? Here's a brief thread of how we got here. The Outer Banks had occasional dunes but much of it was flat sand- the system of dunes was really built in the 1930s by the WPA ourstate.com/history-of-the-… 1/12

People are losing their homes, their histories, & all the while the national media sensationalizes heartbreaking videos without giving the real story. Buxton was abandoned by the people who promised to protect it. I've lived on the OBX many years, and I have NEVER seen 11/12

One area suffer so much erosion in such a short period of time. Multiple offshore hurricanes, multiple fall storms, all w the worst wave action and period/swell you could imagine the last 2 months. I wish news stories showed more sympathy for people of Buxton who have lost more than a few houses. Some of these families were on Hatteras Island for over 100 years. They've spent summers on dunes and beaches that no longer exist. They have been through multiple broken promises from the government and state laws that prevent them from stopping the encroaching waves from taking their homes. And the sad part is, we will likely have more nor'easters this winter that will do even more damage. I hope we can make it to jetty repair and beach nourishment next year, and I will continue to support the people of Buxton. They've suffered more than you know.
