Nearly 18 months after trees along the main Koregaon Park Annexe road between ABC Farms and Carnival Hotel had their canopies cut and root balls prepared for transplantation as part of a road-widening project, PMC and citizens are telling starkly conflicting accounts of how many trees were actually relocated and how many survived. PMC officials claimed they transplanted 109 trees against the 85 earmarked for transplantation in the permission covering 193 trees, of which 108 were approved for felling and 85 for transplantation, but admitted that at least 45 of the 109 transplanted trees have since died including two old rubber trees. Citizens however directly challenged the civic body’s account alleging that many trees were never moved from their original sites despite being root-balled and that trees outside Kopa Mall and near Supreme Towers and Poonawalla Fincorp were left to die in place. Photographs taken by citizens on October 5 showed trees with canopies and major branches still cut back along the same road while residents said the roots of two old rubber trees near the Hanuman temple were never even dug up.
Citizens disputed PMC’s claim that the rubber trees were 20 to 22 years old saying they were over 50 years old, a distinction that matters significantly given the ecological value of mature versus young trees. PMC officials defended the outcomes saying transplantation does not have a 100 percent success rate even with scientific methods, that trees were watered regularly and that some failed due to technical differences in root systems. Citizens countered by demanding that PMC identify the precise destinations of all 109 trees it counts as transplanted and establish clearly how many have actually survived with photographic and physical evidence rather than administrative claims. The controversy has raised serious questions about how tree transplantation commitments made in future road widening permissions will be monitored and verified given that the civic body’s own account and ground reality appear to diverge so significantly on the fate of trees that once lined one of Pune’s most prominent green corridors.

PMC-PCMC Border की सड़कों का हाल 😳 | Potholes, Traffic & Pollution | SaudaGhar
Welcome to the PMC-PCMC border, where everyday travel feels like navigating a battlefield.
In this ground report, SaudaGhar highlights the condition of roads along the Pune Municipal Corporation (PMC) and Pimpri-Chinchwad Municipal Corporation (PCMC) border. Large potholes, damaged road surfaces, stagnant rainwater, narrow roads, increasing traffic and smoke from burning waste have made daily commuting a challenge for local residents.
For two-wheeler riders, navigating these potholes can be particularly risky. With traffic increasing and road conditions remaining a concern, an important question arises: when will the necessary road improvements catch up with the needs of the growing population?
Residents need safer roads, cleaner air, relief from potholes and infrastructure that can handle growing traffic. These are not luxury demands. They are basic civic necessities.
Through this satirical battlefield-style ground report, SaudaGhar brings attention to the everyday challenges faced by commuters and residents. The real question is not who wins the battle, but when citizens will finally get the infrastructure they need.

Pune Real Estate Market | 140 Projects Registered, 210 Extensions | 32,981 Flats Across Maharashtra
Pune Real Estate Market 2026 | Latest MahaRERA Update
Is Pune’s real estate market slowing down, or is there still significant activity in the housing sector? The latest MahaRERA data released around Dussehra offers some important insights into Maharashtra’s property market.
According to the report, 435 new housing projects were registered across Maharashtra, covering approximately 32,981 flats, with an estimated investment of ₹23,719 crore. Pune recorded 140 new project registrations, while the Mumbai Metropolitan Region (MMR) accounted for 201 projects.
However, new registrations are only one part of the picture. The report also highlights 210 project extension approvals and 609 correction approvals. These figures matter because project registrations, deadline extensions and corrections reflect different stages of real estate development and regulatory activity.
For the wider market, MahaRERA data for April to September 2026 shows approvals relating to 6,486 projects, including new registrations, extensions and corrections. With October figures included, the reported total reached 7,740 approved applications.
So, what does this mean for Pune’s real estate market?
While new project registrations indicate continued development activity, they do not automatically confirm strong property sales, actual buyer demand or a market boom. Similarly, project extensions do not necessarily mean that every project is facing the same difficulties.
For homebuyers and investors, the important questions remain the same. How many flats are actually being sold? What is the unsold inventory? Are prices supported by genuine demand? And are developers delivering projects within their promised timelines?
At SaudaGhar, we look beyond headlines and numbers to understand what the data means on the ground. Before making a property decision, buyers should evaluate project details, MahaRERA records, construction progress, location infrastructure and their own financial readiness.

Pune Municipal Corporation PMC is planning infrastructure projects worth around Rs 2,000 crore for newly merged villages and other parts of the city and is exploring loans under the Centre’s Urban Challenge Fund to finance the works with a leading bank offering borrowing at 7.3 percent interest rate that PMC plans to negotiate further downward. The proposals include a Rs 890 crore water supply project for 12 merged villages expected to initially benefit around four lakh residents rising to 7.78 lakh by 2052, flood control works worth around Rs 400 crore at 304 identified locations in the older civic limits and sewage management infrastructure including seven sewage treatment plants and around 357 km of sewage pipelines in the merged areas. A senior delegation from the World Bank Group and International Finance Corporation IFC led by Mara Warwick regional practice director for water visited PMC on Friday to discuss potential financial assistance, technical cooperation and institutional capacity-building with the civic administration presenting its proposals and receiving a positive response from the delegation.
The projects are expected to receive financial assistance from the Centre and the state government with PMC required to borrow funds to meet remaining expenditure making the interest rate negotiations and Urban Challenge Fund exploration critical to keeping project costs manageable for the civic body. Municipal commissioner confirmed that the World Bank IFC delegation responded positively to the presentations and that the civic administration is actively exploring financing options to accelerate infrastructure development in merged areas while minimising borrowing costs. For the estimated four lakh residents of Pune’s 12 merged villages who currently lack reliable water supply, adequate flood protection and functional sewage infrastructure despite being within PMC limits since 2021, the combination of World Bank interest, Centre funding and Urban Challenge Fund loans represents the most credible financing pathway these long-pending projects have ever had and a potential turning point for communities that have been waiting for basic civic amenities since their merger into the city.

North Main Road in Pune has been facing traffic congestion and road widening challenges for a long time. Now, there is a significant update.
On 19 October, PMC reportedly received possession of the Defence land required for the road widening project. The civic body's target is to widen the road to 30 metres before the next monsoon.
However, the project still faces another major hurdle: private land acquisition. The acquisition of around one acre of private land is reportedly estimated to cost ₹22–23 crore.
Some landowners have also raised concerns about pending compensation for road widening carried out between 2003 and 2005.
So, does getting possession of the Defence land mean the entire road widening project is now on track? Not necessarily.
In this SaudaGhar ground update, we look at the progress, the remaining hurdles and what needs to happen before North Main Road can be widened across the entire stretch.
Will PMC complete the road widening before the next monsoon? Share your views in the comments.

🚇 Pune Metro Line 3 Update | 17 Stations Cleared, But When Will Services Begin?
Pune Metro Line 3, connecting Maan and Hinjawadi IT Park to Shivajinagar, is facing another delay in its anticipated opening. The 23.2 km elevated corridor has 23 stations, but passengers are still waiting for services to begin.
As of October 2026, 17 out of 23 stations have reportedly received CMRS safety clearance, while the remaining six are yet to receive clearance. The first 12 stations received provisional clearance in July, followed by five more in September.
The corridor uses a 750V DC third-rail power supply system, unlike conventional metro lines that use overhead electric wires. Trial runs and safety checks have been carried out, but safety clearance alone does not mean passenger services can begin immediately.
With the inauguration reportedly postponed from 3 November to 16 November, an important question remains: could services begin at stations that are ready, or will commuters have to wait until all six remaining stations receive clearance?
At SaudaGhar, we bring you Pune infrastructure updates and the questions that matter to everyday commuters.
What do you think? Should Pune Metro Line 3 begin operations in phases wherever permitted, or should commuters wait for all stations to be ready? Share your views in the comments.

CREDAI Pune Metro has written to Maharashtra’s Urban Development Department urging the state government to retain PMRDA as the planning authority for integrated township projects in the 23 villages merged into PMC limits, following the state’s February 12, 2026 decision to appoint PMC as the planning authority for these villages. CREDAI president argued that the change could significantly delay approvals for ongoing township projects where PMRDA has already approved revised master layouts and developers have paid required premiums with some projects falling entirely within PMC limits and others spanning both PMC and PMRDA jurisdictions. CREDAI also cited PMC’s significantly larger backlog of pending building permission and layout approval proposals compared to PMRDA, saying longer waiting periods at PMC could disrupt project completion timelines that are mandated under integrated township regulations. The association requested that under the provision allowing the state to designate a single planning authority when a project falls within multiple jurisdictions, PMRDA be designated for all integrated township projects in the 23 villages.
The association argued that allowing PMRDA to continue handling these projects would ensure regulatory continuity since the authority has already processed earlier stages of approvals and cited the availability of a Director of Town Planning at PMRDA as an added advantage for resolving technical planning issues efficiently. Development work on several projects has already progressed substantially making a mid-project switch of planning authorities a particularly disruptive prospect for developers, homebuyers and project timelines. The state Urban Development Department has sought PMC’s opinion on CREDAI’s proposal with the civic body’s response expected to play a key role in the government’s final decision. For developers and homebuyers with projects straddling the PMC-PMRDA boundary in the 23 merged villages, the planning authority question is not an administrative technicality but a direct determinant of when approvals arrive and when homes get delivered.

Pune traffic police have introduced temporary traffic diversions in the Market Yard area from October 22 to manage congestion caused by ongoing underground Metro construction between Swargate and Katraj with right turns prohibited at several key junctions and alternative routes designated for motorists. Vehicles from Upper Bibwewadi via Chandralok Chowk heading toward Pushpamangal Chowk cannot turn right toward Swargate, Market Yard and Utsav Hotel and must instead turn left, proceed past the Tanishq showroom and take a U-turn at the Aranyeshwar bus stop before heading to Swargate. Vehicles from Swargate via Pune-Satara Road and those heading from Market Yard toward Satara, Katraj and Bibwewadi will be diverted via Pushpamangal Chowk passing the Wellness Medical Store and Bhapkar petrol pump. Right turns from Pushpamangal Chowk toward Market Yard and Utsav Hotel Chowk have also been prohibited.
Vehicles from Market Yard heading toward Swargate cannot turn right at Utsav Hotel Chowk and must use Vakhar Mahamandal Chowk or follow the U-turn route via Pushpamangal Chowk, the Tanishq showroom and the Aranyeshwar bus stop. Traffic police have urged all motorists to follow the revised routes and cooperate with authorities to minimise disruption during the Metro construction phase. The Market Yard area is a critical junction point for traffic moving between Swargate, Satara Road, Bibwewadi and Katraj making the construction-phase diversions particularly impactful for freight vehicles, commercial operators and daily commuters who rely on this corridor. For south Pune commuters the Swargate-Katraj Metro construction is now visibly affecting surface-level traffic movement and the diversions announced on October 22 are likely just the beginning of a prolonged period of altered traffic patterns as TBM excavation ramps up in the coming weeks.

PMC has directed Tata Projects to complete median improvements along a 4.5 km stretch of the Pune Grand Tour 2027 route by November 30 and all remaining works and corrections on Baner and Ganeshkhind roads by December 31, 2026, following a review meeting where municipal commissioner, Pune district collector and PMRDA commissioner all expressed displeasure over poor workmanship, improper alignment and levels of road medians, incomplete finishing and inadequate supervision along Metro Line 3 between District Court and Balewadi. PMC and Tata Projects were also directed to clear construction debris, excess material and obstructions from footpaths between Sancheti Hospital and Balewadi within a week with unnecessary safety barricades and signboards at completed sites to be removed immediately. A joint task force comprising PMC’s road department, PMRDA, Tata Projects and traffic police will be formed to monitor progress and submit weekly reports to senior officials. The review also covered improvements to five major junctions, U-turns, footpaths, pedestrian facilities, cycle tracks and lighting along the Metro corridor.
PMC’s road department head said officials have been directed to develop a continuous safe 75 km cycle-track network and enforce standard operating procedures for utility trench refilling and manhole levelling to prevent premature road damage, emphasising that the road upgrades should benefit residents well beyond the international cycling event itself. The double deadline structure with November 30 for medians on the Grand Tour route and December 31 for Baner and Ganeshkhind roads reflects PMC’s urgency to present internationally-standard roads for the January 2027 Pune Grand Tour while also delivering lasting improvements for daily commuters along one of Pune’s busiest Metro corridors. For residents and commuters who have been navigating construction debris, poorly finished medians and obstructed footpaths between Sancheti Hospital and Balewadi for months, the joint task force and weekly reporting mechanism offer the strongest accountability mechanism yet seen on this corridor.

Pune Municipal Corporation PMC on Monday took possession of defence land required to widen North Main Road in Koregaon Park, clearing a significant hurdle in its plan to ease congestion on the busy stretch connecting the area to Hadapsar railway station. The civic body aims to widen the road from its existing 18 metres to 30 metres before the next monsoon as part of PMC’s broader plan to tackle traffic congestion on 32 major roads across the city. Municipal commissioner announced the development on X thanking the Chief Minister, the Union Defence Ministry and Pune defence officials for their support saying the widening will give great relief to daily commuters and a significant boost to businesses along the corridor. Work is already underway on the carriageway toward Tadigutta Chowk where the contractor has received a work order and the newly acquired defence land will allow PMC to take up the remaining widening work on the stretch between Westin Hotel Chowk and Tadigutta Chowk.
North Main Road is one of Koregaon Park’s most prominent commercial and residential corridors, lined with cafes, pubs, boutiques and housing complexes and also providing access to the Osho International Meditation Resort, making it one of Pune’s busiest and most congested stretches particularly on evenings and weekends. The widening will add at least one lane on either side improving traffic flow significantly once complete. PMC had initiated compulsory land acquisition in September for the road widening making Monday’s physical possession a concrete step forward from the acquisition process. For daily commuters travelling between Koregaon Park and Hadapsar railway station as well as residents visitors and businesses along North Main Road, a 30-metre carriageway replacing the current cramped 18-metre stretch before the 2027 monsoon would represent a tangible improvement to one of Pune’s most loved but chronically congested neighbourhoods.

Heavy vehicles have been barred from several roads leading to Katraj Chowk from October 17 as work on the Swargate-Katraj underground Metro corridor intensifies, with Pune traffic police announcing restrictions and two designated alternative routes to ease congestion in the area. Vehicles travelling from Solapur via Hadapsar, Mantarwadi and Katraj-Kondhwa Road will not be allowed beyond Mantarwadi Chowk while those approaching via Bopdev Ghat face similar restrictions. Vehicles from Market Yard, Gangadham, Bibwewadi and Swargate are barred from the restricted stretch and on the Pune-Satara highway, heavy vehicles through the old Katraj tunnel cannot go beyond Shindewadi while those from Satara through the new Katraj tunnel will be stopped near Navale Bridge. Parking has been prohibited on both sides from Wonder City Society to Katraj bypass junction, from the junction to More Baug and Rajas Society and from the junction to the old Katraj tunnel.
Traffic police have designated two alternative routes for heavy vehicles. The first goes via Navale Bridge, new Katraj tunnel, Khed Shivapur, Saswad, Garade, Chimbali, Mantarwadi and Wadki. The second runs via Navale Bridge, new Katraj tunnel, Khed Shivapur, Garade, Bhiwari, Bopdev Ghat, Yewalewadi, Pisoli and Mantarwadi. ST buses and passenger vehicles from Satara heading to Swargate have been advised to turn right at Navale Bridge and proceed via Katraj. For commuters and freight operators who depend on Katraj Chowk as a key transit point connecting south Pune with the Satara highway and city routes, the October 17 restrictions mark the beginning of what is expected to be a prolonged period of altered traffic movement as the Swargate-Katraj underground Metro project moves into its most physically disruptive construction phase.

Around 25 acres of land reserved for public amenities including gardens, playgrounds, schools and dispensaries and owned by Pimpri Chinchwad Municipal Corporation PCMC have been found encroached upon across 60 plots totalling 1,04,964 square metres, with illegal commercial structures, sheds and parking operations reportedly running on the properties for years. The survey was ordered by the standing committee chairman and conducted by the land and estate department which identified 60 plots across 11 locations with Moshi accounting for the highest number at 18 plots followed by Sangvi with 13, Bopkhel with 10 and Ravet with 8 plots while Bhosari, Chikhali, Pimple Gurav, Akurdi, Kiwale and Talawade account for the remaining encroachments. The land and estate department has forwarded details to the encroachment department for action but concerns remain over whether the proposal will lead to actual evictions or remain confined to official correspondence. Allegations have surfaced that officials in town planning, land and estate and encroachment departments ignored the unauthorised occupation for years with suspicions of political patronage for some encroachers also being raised.
The scale and duration of the encroachments has drawn sharp criticism given that PCMC regularly takes swift action against smaller unauthorised structures while allowing large commercial operations to run undisturbed on 25 acres of public land meant for community amenities. Additional municipal commissioner said the encroachment department has received the details and that action is proposed, warning citizens against encroaching on civic or reserved land. For Pimpri Chinchwad residents living in areas where the promised gardens, playgrounds and dispensaries were never built because the land was quietly occupied by commercial interests, the question being asked loudly is not just whether the encroachments will be cleared but why it took a standing committee chairman’s direction to even conduct a survey of land that the civic body itself owns.

Tulapur Vlog | Chhatrapati Sambhaji Maharaj Samadhi Sthal, Kavi Kalash Samadhi, Sangameshwar Temple, Pune
A memorable family visit to Tulapur, Pune, on the first day of Sharad Navratri. 🙏🏼
We visited the Samadhi Sthal of Dharmaveer Chhatrapati Sambhaji Maharaj, paid our respects at Kavi Kalash Samadhi, and took darshan at Sangameshwar Mahadev Temple.
With four children accompanying us, this visit was an opportunity to share stories about Chhatrapati Sambhaji Maharaj and connect them with Maharashtra’s history. We also saw the ongoing development work at the memorial complex and interacted with people visiting the site.
The day became even more meaningful when I donated two units of blood at a blood donation camp organised near the temple.
A day of history, devotion, family time and seva.

The Indian Institute of Management IIM Mumbai will conduct a comprehensive study of traffic congestion in Pune and its metropolitan region following an initiative by the Union Minister of State, with a preliminary meeting involving experts and officials from PMC, traffic police, Maha Metro, PWD, PMRDA, NHAI, RTO, MSIDC and PMPML held on Thursday. The study will examine major roads, congestion hotspots, traffic signals, public transport, the metro network and the proposed ring road while also assessing how better inter-agency coordination and more effective use of existing infrastructure can ease Pune’s worsening traffic situation. The Union Minister of State said Pune’s traffic congestion is a serious problem affecting daily lives and that given the city’s rapid expansion and rising vehicle numbers long-term planning is essential rather than relying solely on temporary measures. He had written to IIM Mumbai’s director on September 28 specifically requesting an integrated study of the entire regional transport network rather than examining individual projects in isolation.
The numbers behind the study make its urgency clear. Pune’s metropolitan area currently has an estimated population of one crore which is expected to double to two crore over the next three decades. The number of registered vehicles has risen sharply from 52 lakh in 2018 to 81 lakh in 2026 with more than 1,300 new vehicles being added to the city’s roads every single day. The meeting discussed the nature of traffic problems, the scope of the proposed study and next steps toward its formal commencement. For a city where nine different agencies are working on roads, metro, highways, public transport and ring roads with minimal integrated planning, an IIM Mumbai study that examines Pune’s transport ecosystem as one interconnected system rather than a collection of isolated projects could be the most important traffic intervention Pune has ever commissioned.

Pune District Collector has directed officials to complete joint land surveys for PMC’s 24-metre-wide High Capacity Mass Transit Route HCMTR and PMRDA’s 65-metre-wide Inner Ring Road by October 30, 2026, setting a firm deadline to expedite land acquisition for two of Pune’s most critical traffic relief projects. The deadline was set at a review meeting at the collector’s office on Thursday attended by senior officials from the district administration, PMC, PMRDA and traffic police. Officials have been asked to complete land demarcation and measurements along both proposed routes within the ten-day period while PMC has also been directed to submit supplementary documents and technical reports required for approval to transfer state government-controlled land. Additional Commissioner of Police Traffic said in a presentation that both projects would significantly ease traffic pressure across the city once executed.
The review meeting also covered preparations for the Pune Grand Tour 2027 cycling race with officials reporting a positive response on the process concerning land owned by defence and railway departments which had been identified as a key hurdle. PMC commissioner, PMRDA commissioner, additional municipal commissioners and senior police and district officials all attended the meeting signalling the high-level coordination being brought to bear on Pune’s most pressing infrastructure timelines. For a city where both the HCMTR and Inner Ring Road have been discussed for decades, the October 30 joint survey deadline combined with PMC’s standing committee approval of Rs 2,634 crore for land acquisition represents the most operationally concrete phase either project has ever entered, making the next ten days a significant test of whether the survey machinery can deliver on schedule and keep both projects on their promised trajectories.
