I said that our prescription drugs are the third leading cause of death, after heart disease and cancer. In 2024, I did more detailed studies and found that our drugs are the leading cause of death, and psychiatric drugs alone are the third leading cause of death. A large headwind on U.S. real estate right now is the differential in cost between buying and renting.
In October 2026 the typical mortgage payment is $2,886 inclusive of taxes/insurance.
Meanwhile, the cost to rent is $1,950/month.
The result is a 48% premium ($936/mo) to buy versus rent. The largest such premium since the previous housing bubble in the mid-2000s.
Which is a stark contrast from the 2010-2021 period.
Back then, the cost to buy and rent was identical, which served as jet fuel for homebuyer demand.
Now, not so much. Mortgage Payments have grown 96% over the last seven years, with rents up just 38%, and wages 37%.
Meaning that households are saving money by renting instead of buying.
And thus, they're content to rent.
