Follow moi 2. Commente "CLAUDE" en-dessous 3. Reposte ça

A remodeling company I talked to has had the same weird problem for two years. Every time their Google reviews hit 50, they drop back down to 40. It happens on the same profile, every time, and nobody at their old agency could explain it. Google isn't removing specific reviews, the total just silently rolls back once it crosses that threshold. Most contractors would never catch this. You see a new review come in, assume the count went up, and move on to the next job. What's actually happening is some form of shadow filtering. Google's algorithm flags something about the profile and caps how many reviews it displays publicly. The usual causes: > Duplicate or near-duplicate GBP listings at overlapping addresses > Reviews coming in too fast from similar IP ranges (techs asking customers on their home wifi) > Overall velocity is too high based on historical data How to check if this is happening to you: screenshot your review count once a week. If it climbs for a few weeks and then drops back, you have a profile issue. Not a review shortage. Reviews are the single biggest ranking signal for local maps. If yours are getting filtered out, no amount of backlinks or site work will move your rankings.

Not just Florida but think about this from another angle. Imagine how many accidental landlords are going to be born from the inheritance. People who think they can be property managers but WILL fail miserably. Most PMCs are not adequately poised to accurately market to this group as cold traffic. If you want to know how... Bluedoortheory.com is your answer. Few. #propertymanagement #realestate #propertymanager #landlord
Florida has a supply problem. Just not the one people think. Over the next 20 years: ~2–3 million boomers will pass ~1.5–2.4 million homes tied to them And ~70% of those homes? They get sold. That’s 1M+ homes hitting the market from demographics alone. Not all at once. But every year… more supply shows up. This is the part everyone ignores: Florida isn’t undersupplied. It’s pre-supplied. The inventory just hasn’t hit yet. And when it does… prices adjust.

Most teams burn out asking for reviews or do it in a way that doesnt convert. Never miss a 5 star by automating the process with rubyhilldigital.com

You have to have a physical address or it doesn’t work You guys need to get set up in a few spots and then have an intern or marketing admin reach out to a ton of your past customers and get them to post reviews You can have @irentdumpsters do the setup but I think for the reviews the person doing the outreach needs to be the person on your team who had the relationship with the customer

Property Management company stacks 700+, 5-star reviews in 12 months. Hits number one on Google. From 15 call per month to 80. Extra $4-$8k MRR being added every month. But you want to play without a real review strategy. Reply - "Send it" and I'll send you my personal analysis of your GBP and how to turn it into a lead monster. #PropertyManagement #RealEstateTips

Another strong board game recommendation. Takes about an hour to play. Rules are medium difficulty to learn but easy once you get it. Everyone works together to decide the strategy. You win or lose as a team. Great for families that are hyper competitive. I always try to whoop ass in every game even against my 10 year old so I'm glad we got to work together on this one 😄!

I never thought of CPA being a bad ass profession until I came across Kurt's account. I love reading these for some reason even if they are made up. 😄
Client walks in. 68 years old. $2.8M net worth. House is paid off. Worth $950K. She's living on $38K a year from Social Security. Tell me how that makes sense. She brings coupons to restaurants. Buys the cheapest everything. "I'm not taking money from my retirement accounts. I need that for emergencies." What emergency costs $2.8M? You're denying yourself basic comforts at 68. You haven't visited your grandkids in Phoenix in 2 years. Your emergency fund has an emergency fund. She fought me for 8 months. "My parents taught me never to touch principal." Your parents also retired with a pension and died at 74. We finally got her to take distributions last year. $120K annually from her portfolio. Still only a 4.3% withdrawal rate. Now she's flying to Phoenix quarterly. Took her grandkids to Disney. And stopped agonizing over every $12 purchase. She spent 3 years being miserable with $2.8M in the bank. You don't get a prize for dying with the most money.

First time cold emailers when they realize these businesses actually get pitched 10 times a day in their inbox and got their 8th "fuck you" in their replies from the home service crowd. 😆
Plumbers, roofers, and dentists are making $5M/year while their marketing strategy is a YellowPages ad from 2005... These local service businesses are the most underserved and profitable niche for organic marketing because nobody is fucking pitching them. "I'm starting agency for online coaches" You and 10,000 other people fighting over broke life coaches who can't afford $1k retainers... Meanwhile average plumber: $5M/year revenue. Average roofer: $10M/year revenue. Average dentist: $3M/year revenue. These guys print but market like it's 2005. Their website is a nightmare. They've never heard of organic content. Walk into local plumbing business. Show them TikTok organic results. "You're spending $10k/month on Google Ads? I'll make your phone ring for free. I'll turn 'Top 10 Clogged Drains' into 10 million views. $5k/month retainer." They've never heard this pitch before. You spend one afternoon filming 30 clips of him fixing toilets, replacing pipes, diagnosing issues. One video hits 1M views... his phone explodes with leads... he'll never fire you. 20 local service businesses at $5k/month = $100k/month. While guru agency dorks fight for $500 retainers from broke coaches... Unlimited demand. Every city has 100+ service businesses. Zero competition. Nobody teaches organic to boomers. High retention. They can't replicate your system. Cash-rich clients. They can afford real retainers. Stop selling to broke people on the internet... sell to rich people who've never seen your playbook.

Growing up my summer job was home remodeling that led to work in a custom cabinet shop building cabinets and furniture. I thoroughly loved every minute. Never want to lose those skills completely. I dont always do my own home projects but when I do they are a welcome distraction form my business. Been working on this mudroom addition to my house on my own since early July. Bit by bit. Finished the tile today. Cabinets go in before Thanksgiving, then the trim. It was fun but I'll be glad to close this one out!

The total opposite of the last tweet I quoted. Instant follow for @KurtSupeCPA This is what i think contemporary Christian evangelicalization needs to look like. Simply offering options to people to escape the insane evils of modernity and hyper individualism. Help your kids and lineage while you are alive, find ways to help people build businesses and own their future, reverse their infertility, set aside their fears and suspicion of the other sex, escape their nihilism and despair, etc. If they find God in the process and start going to church thats awesome but the depravity is so overwhelming we have to start with helping foster real change from an authentic place of personal success no matter how small it may be.
Your son makes $92K and just turned 40 in a rental apartment. You have $5.1M collecting dust. Explain that to me. My client watched this happen for 3 years. "I don't want to enable him." Enable him to what? Own a home? Stop bleeding $2,800/month in rent? Give your grandkids their own bedrooms? We finally structured a $225K gift last month. Now his son owns a home. The grandkids have a yard. And he gets to hang out with his grandkids in a space they'll remember forever. Your kids don't need your money at 65. They need it at 35 when: Houses cost $500K Daycare is $2,400/month Student loans are $87K Hope is running out Give them the inheritance while you're alive to see them use it.

Massive L Boomer mentality that cant fucking stand. Look at all these Boomer comments. "Damn brats need to figure it out and learn life is hard!" Living near your family, being near your grandparents graves, and your familiar social fabric is worth infinitely more than the atomization that so often occurs by "packing your bags" and abandoning your familial connections for the temporal and surrugate activity of just owning a stupid house. Family's are better off pooling their resources, supporting one another, and building a generational empire together that perpetuates itself by the binding effect of purpose and meaning. Boomer capitalist individualism can't die fast enough.
To all of the people who complain they cant afford a house and spend their whole lives yelling we need affordable housing... What is stopping you from packing your bags, moving 7 miles outside of Nashville, and buying this 3 Bed 2 bath house for $400,000? Great neighborhood, .33 acres, safe area. You can afford a house, you just cant afford your dream house.

If you're in real estate and follow Codie's advice to spin up a PMC you must know this: Most PMCs are ridiculously bad at marketing and if you put in just a small amount of effort you will DOMINATE your market. Our Systematic Door Acquisition Engine is increasing monthly leads by 125% for the average property manager and it's not even expensive.

Ex. A real estate company could acquire: - A property management co - A social media agency - A video agency - A landscaping company - Cleaning company - Mortgage broker Suddenly, your liabilities are profits. Let's do a mini-dive on how 7 other types of companies do this...

When it comes to work, it's hard to beat the feeling when you get in the zone and start crafting cold email copy that you KNOW is going to be fire.

It's wild how profitable Property Management companies can be if they market themselves correctly. You could be picking up 150-300 more doors every year for less than $500-$700/mo in marketing spend because your competitions marketing is so weak. That's $15k MRR conservatively.

To my boys in the Local SEO trenches. Word on the street is Google is about to dump the GBP Q&A section. Interested to see how that plays out. Plan accordingly.

In most markets, Property Management Companies don't need to be spending on things like on-page SEO (you’re not a national brand) or PPC 🤮. You need visibility where owners are searching and trust when they land on your profile. Here’s what actually works 👇

They want pages that clearly spell out: ✅ What you do ✅ Where you do it ✅ Who you do it for ✅ How to work with you Add clear service pages, staff bios, strong local signals, and zero friction.

When someone lands from your GBP, your site should convert immediately. Add a legit VSL and a clear CTA above the fold. You’ll start crushing your competition. Want the full OMC Local Rank Guide to do this yourself? Comment “PMC” and I’ll send it over.
