An American university quietly filmed a 77-minute finance lecture that proves a $300,000 mortgage pays off only $45,000 of principal in its first ten years, and no bank, broker, or realtor will ever walk the buyer through it.
The professor recorded it once and posted every minute to the university's archive for nothing.
Mortgage brokers charge $5,000 in origination fees to hide the exact formula he derives on the whiteboard for free.
He is a classical finance mathematics professor who has watched three generations of Americans sign mortgages they could not read.
Every lecture is one whiteboard and one marker. The annuity formula. The 1933 mortgage reform. The $1,625 interest on month one. The $271 of principal.
His entire framework fits on a napkin.
Interest each month equals the balance times the rate divided by twelve. On a $300,000 loan at 6.5 percent, month one is $1,625 of interest and $271 of principal. Ten years in, you have paid $182,000 in interest and $45,000 in principal. Half the loan is only gone after year twenty-one. An extra $200 a month cuts seven years and saves over $100,000. The thirty-year amortizing mortgage was invented in 1933 and nobody has rewritten it since.
That last line alone is why every realtor pushes the 30-year loan and every bank officer hopes you never ask about the extra $200.
"Interest each month equals the remaining balance times the annual rate divided by twelve."
That is the one line every finance math class in the country opens with. It decides whether a 65-year-old is mortgage-free or still writing checks to the bank.
Homebuyers sign a 30-year loan without running the amortization table and give the bank six dollars of interest for every dollar of equity in year one. Parents pay off the house the month before the grandkid graduates because nobody showed them the extra-principal rule.
The lecture is free on the university's YouTube channel. The textbook is under eighty dollars.
Almost no one signing a mortgage next Monday has watched the first twenty minutes.
The napkin is free. The willingness to actually run the amortization table before you sign thirty years of your life away is the entire edge.

Nick Menza on drums, Marty Friedman on guitar, David Ellefson on bass just off camera, three of Megadeth’s classic lineup soundchecking “Five Magics.”
No frontman, just the players, locked in. We lost Menza in 2016.

Leyenda eterna🖤🎸

Cliff Burton, waaaaay before Metallica, even before his next band Trauma, honing his extraordinary bass skills with his high school band Agents of Misfortune. Jim Martin pre-Faith No More on guitar! Now there’s something familiar about that bass line…?🤔
