In Summit County a snowplow driver you'll never meet can cancel your workday. Open roadway excavation ends Oct 1. That's 10 days. Then Oct 15 to May 1, nothing in the road or within 5 ft of it. You don't build a mountain schedule. You negotiate one with winter. #ParkCity
Park City's median is up 5.3%. That is not a hot market. Volume is down 32% year over year, homes now sit 53 days instead of 43, and 29% of listings cut price. Fewer trades at higher numbers is a thin market. Ask what's closing, not what's listed. #ParkCity

Salt Lake City designs roofs for 30 lbs of snow per sq ft. Park City at 8,400 ft: 162. Same state code, over 5x the load. On a 3,000 sq ft roof that is 486,000 lbs your framing has to hold. 243 tons. Up here a roof is not a lid. It is a bridge. #ParkCity #MountainLiving
The number on your builder's proposal is not what your custom home will cost you. Most people learn the difference one surprise at a time, after the lot is bought and the loan is closed.
The takeaway: budget the project, not the house. The house is the part you can see. The project is the site, the soft costs, the timing, and the decisions you haven't made yet. A builder who is honest about that early is worth more than one with a lower number.
22 Park City lots went under contract in August. Most in one month since Feb 2022. The cause was not rates. It was a golf fee. Promontory's deposit jumps from $300K to $500K tomorrow, and 19 of those 22 lots are inside its gates. 19 homes that do not exist yet. #ParkCity

The house is the easy part. Understand the site before you fall in love with the drawings, and the rest of the project gets a lot more honest.
