Size Matters...
Especially in industrial real estate pricing.
I often hear tenants balk at the pricing of smaller industrial spaces. The argument goes something like this:
"This 5,000-sq.ft. space is $10 per sq.ft.?! That’s ridiculous. A 100,000-sq.ft. space just a town over is only $5 per square foot. Why would I pay double for something smaller?"
It’s a fair question, but it overlooks a fundamental truth in industrial real estate:
Size matters and it matters a lot.
Here’s why smaller spaces often cost significantly more per square foot than their larger counterparts.
1. Fixed Costs Are Spread Differently:
Every industrial space—big or small—has fixed costs, such as taxes, maintenance, and insurance. A 100,000 sq. ft. warehouse spreads those costs across a larger area, making them less noticeable per square-foot (sq. ft.) basis. On the other hand, a 5,000 sq. ft. space has similar costs but far fewer square feet (sq. ft.) to absorb them, pushing up the price per sq. ft.
2. Demand for Small Spaces Is Higher:
Smaller industrial spaces cater to a much broader tenant pool—contractors, small distributors, e-commerce startups, and local businesses. These tenants aren’t looking for 100,000 sq. ft. warehouses but need functional, well-located spaces. Because demand is higher and supply is limited, landlords can command a premium.
3. Flexibility Comes at a Price:
Larger industrial spaces are often built for specific uses—major distribution hubs, logistics centers, or large-scale manufacturing. Small industrial spaces, however, need to be more adaptable. That flexibility in location, layout, and lease terms makes them more valuable to tenants, which is reflected in the pricing.
4. Operating Costs Are Higher for Small Spaces:
Landlords of small industrial spaces deal with a higher number of tenants, each with unique needs. Managing multiple smaller tenants means higher administrative, maintenance, and leasing costs per square foot (sq. ft.) compared to a single leaseholder occupying a massive warehouse.
5. Small Spaces Are Rare:
Over the last decade, a vast number of industrial developers have focused on building large-scale facilities because they’re easier to finance and lease to a single tenant. This leaves a gap in the market for small industrial spaces, making them harder to find—and more expensive.
The Bottom Line
When it comes to industrial real estate, price per square foot (sq. ft.) isn’t just about space—it’s about efficiency, demand, and availability. Small spaces come at a premium because they’re in high demand, expensive to manage, and difficult to find.
So, while a 100,000-square-foot warehouse might cost $5 per square foot, your 5,000-square-foot unit should not cost the same.
If you're looking for industrial space and are having trouble understanding the pricing, DM me. Understanding the why behind the numbers can help you make a smarter decision for your business.
