Interestint how elevators democratized elevation, and thus the view now became the new perk. Flipping the value...
Most people in ancient Rome lived in rented apartments. Today, a 1,900-YEAR-OLD Roman apartment block is still standing in Rome, at the foot of the Capitoline Hill. Records from the 4th century say the city had about 46,000 apartment blocks, called “insulae.” In comparison, there were fewer than 2,000 private houses. Some of these buildings were so tall that Augustus banned anything higher than 70 Roman feet (about 20 meters). Later, Emperor Trajan lowered the limit to 60 Roman feet. The floors worked the opposite way from today. Shops were on the ground floor, and rich tenants lived on the first floor. The higher you went, the cheaper the rent and the worse the living conditions: there was no running water, there were fewer windows, and there were a lot of stairs to climb.

This is how the revolutionary war started...
My HOA sent me a letter requesting that I stop handing out full-size candy bars for Halloween this year. -Fun-size bars are usually 15–25¢ each. -Full-size are around 75¢–$1. Most people give out 2–3 fun-size anyway, so the real difference is often only a few cents per kid. Am I crazy, or is it weird for an HOA to police this?

Everyone wonders why products ended up putting DO NOT EAT THIS on packaging products - this is why.
🚨TIGER ATTACK UPDATE #3: 10/11 NEW REPORT - Just 20 minutes before he was mauled to death at Yorkshire Wildlife Park in England, witnesses say the man was DANCING with AirPods in his ears, apparently enjoying watching the tiger. Now, another extraordinary detail has emerged. The man approached complete strangers and asked them to photograph him with the tiger in the background. A newly reported video captures him asking for a picture, then requesting ONE MORE before thanking the strangers. One eyewitness believes he may have simply wanted to PLAY with the tiger. Another described him appearing to psyche himself up before entering the enclosure. Minutes later, he was fatally attacked. Police have still not established WHY he entered the enclosure or publicly identified him. The tiger, Altai, survived unharmed and is NOT expected to be euthanized. What makes this even more disturbing is the contrast between witnesses describing a man happily dancing and taking pictures and what happened just minutes later. Was he completely unaware of the danger, or did he knowingly take that risk? Authorities have not established his intentions. Video: Footage reportedly captures his voice asking for another picture, but the camera is focused on the tiger, not his face. Please pray for his family. I can’t imagine what they are going through.🙏🏻

My goodness... The inversion of the cap rate vs 10-yr is terrifying for current holders. yeeks.
Commercial real estate runs in cycles but looks at those cap rates and yields

Still fascinates me how much we have absolutely borked basic macroeconomics when we think about levers to drive down rent. Controlling price v. Improving supply.
Across U.S. metros, ones that permit building more homes have experienced slower increases in rents. Conversely, ones that saw wage inequality grow the most didn't see significantly higher rents.

Perfect example of 'once a metric becomes compensated, it fails to be a meaningful measurement'.
Airbnb's entire rating scale is now 4.5 to 5.0 You can't make this up 😂

I also picked up minecraft as a good way to connect with my daughter on the weekends. Now the world we created serves as a go-back machine of all the fun we had together.
Mike Tomlin shows off the incredibly detailed interiors of high-rise apartments in the Minecraft city he has spent the last 12 years building.

When i get mad at someone waking me from a good dream, it's because I am here...
Confession (which I suspect will resonate with many of you): As late as '17-'18, when we had ~$100MM in assets under management, I was still occasionally secretly browsing LinkedIn jobs, fantasizing about a highly paid W2.

This is the most practical, and out of the box thinking, that our AI economy needs...
We should just sandbox the agents by giving them Delta Wifi

The truth is kind.
There's nothing kind about letting good people live in a fantasy world that no longer exists. You have to tell them, even if it hurts. Because the sooner they accept reality, the sooner they can adapt to the future.

Fun fact - this post made me curious. @PropertyMeld data = Units without a garbage disposal regularly trend lower in resident satisfaction: Single-Family - 4.25 vs 4.19 Multi-Family - 4.27 vs 4.13 Either it's a function of seeing dust in the corner, or it's the relationship the investor has with the unit. Correlation or causation?
When you buy your first rental, the first thing you do is remove every garbage disposal you possibly can. Will not elaborate. Most investors will agree with me unless they lack the iq. Most renters will call you a slumlord and hate you if they find out you do this. Just tell them if they want a garbage disposal, they can install one in their own house when they buy one.

To be fair, I had the genders swapped and thought he was a tool and needed to be dumped immediately. Now, I realize that, she, needs to be dumped immediately. Not ordering Uber until after meeting time is being a philistine.
Single girlfriend in NYC's text exchange with a Raya match. This is tough... In her defense, 15 minutes isn't crazy late for NYC. The guy's texts also invite drama. You're already at the table, why not wait and see how she reacts in-person, then decide whether you're still interested? In his defense, she should've at least been in the car by 7:15 for a 7:15 date. An apology for being late feels 100% appropriate. IMO they both could've done better. It's also clearly not a match, so at least they figured that part out 🥲

I have no idea for the reasoning for this... but I will say, sometimes the consequences of missing a quarter might be shielded from the masses in an org that make a sacrificial timing of vacay worth whatever else might be coming. I'm withholding judgment as I know what those can be.
This is beyond ridiculous and offensive. I’ve got a better suggestion for CEO Julie Sweet, who made $30 million in 2025: Build and staff a company that can hit its targets without asking people to make extraordinary/inhumane sacrifices. This is a public company. Not some struggling Mom and Pop who is rallying to stay alive. I promise you there will be just as much pressure to hit its Q1 2027 targets as there are to hit their Q4 2026 targets. By then, these sacrifices will be all but forgotten and the company will be asking for new ones. If you’re an Accenture employee, tell her pound sand or, better yet, find a new job.

I'd like to let anyone know, that is watching, that I would wholly prioritize VCs that send a PJ to Rapid City.
Just this week, two different founders in my portfolio had PJs sent for them by VCs. Founders love it but it’s kinda weird.
