Big net outflow of high-income/high-net worth households in the Northwest, according to local homebuilders we just surveyed. Recent tax policy shifts in Washington state are a major factor, compounded by tech-sector job losses in Seattle, H-1B visa chaos, etc.

President Bush throws the first pitch of Game 3 of the 2001 World Series after 9/11 As silly as it sounds, it was important for him to throw a strike. No matter what you think of him, that was clutch/badass. Used the regulation rubber as well. Big time... 25 years later and I still think this is the greatest ceremonial first pitch ever

I’m often asked about the pegboard scene in VISION QUEST. That was all me. No stunt doubles or safety measures. I trained for a long time and had to climb it several times to get all the angles. The “trick” is not to over extend, so you’d be pulling up your entire body weight. You have to keep it compact. Arms and elbows tight. 💪🏽 You can support the @FMJDiary project by bidding on a signed VQ poster here: ebay.com/itm/206252131912

Washington is 45th in tax competitiveness — it is not a low tax state. The state taxes business on revenue rather than profits, taxes long-term capital gains, and has an egregious estate tax. There won’t be another Microsoft or Amazon or Starbucks in this environment. Everyone keeps talking about the mythical couple whose combined income is $1.2 million and whether or not they will move over $20,000 in incremental tax. That’s not the real question. The question is whether their jobs will stay in state or be moved over time (the jobs will leave). The question is also about variable income, partially tied to restricted stock units or other short term windfalls, that are meant to compensate for under earning years, and whether startup founders will be encouraged to move or not start businesses here to begin with. The question is how the relatively new long-term capital gains taxes combined with new windfall taxes (for many people a year above $1 million earnings represents a windfall) changes the state’s competitiveness. And finally, the question is how the combination of already taxing revenue, already taxing long-term capital gains, and having a confiscating estate tax all combine with this new tax to make the state less economically competitive. The question is whether people are OK with leaving less money to their heirs living in this state, than if they had lived in any other state, when they have *already paid other taxes* all along? The question is what is our environment to quit a W-2 job and found a new company and create new jobs? These questions do not have answers that are favorable to Washington state. taxfoundation.org/statetaxin…
Washington state families with income in the bottom 20% pay 13.8% of their total income in taxes. Those with income in the top 1% pay only 4.1% of their income. We rank 50th in tax fairness. It's time to change our upside-down tax system.

President @realDonaldTrump and @SecScottBessent, and @pulte, I have a simple idea on how to lower mortgage rates and spreads: One of the unique features of U.S. conventional mortgages is that they are prepayable at any time without a penalty. While this feature is attractive for homeowners, it comes at a significant cost as buyers of mortgage backed securities (‘MBS’) require a significant increase in spread to compensate them for giving the borrower the option to prepay at anytime. Why don’t Fannie and Freddie also offer non-prepayable mortgages where if the borrower wishes to prepay the loan, he would have to pay a prepayment penalty? I asked one of my friends who is an expert and large investor in MBS what the estimated savings today would be on a 30-year Fannie/Freddie mortgage if the borrower would be locked out from prepayment other than by paying a penalty? He estimated that the savings would be about 65 basis points. So a borrower could have a choice: Obtain a 30-year prepayable mortgage at today’s ~6% rate, or at a 5.35% rate, but with the obligation to pay a prepayment penalty if he/she refinanced in the future. The loan could also be made to be portable so that if the home is sold, the new borrower could assume the loan and no prepayment penalty would be owed on a sale. While the ability to prepay is a valuable option, locking in the 65 bps savings upfront over the life of the mortgage may be the difference between the borrower being able to afford the home and not being able to. You could imagine that there could be different versions of this product where the lock out would be for 5 years, 10 years etc. (with different levels of savings for each, the longer the lockout, the greater the savings) and the borrower could custom design the mortgage and its prepayability to meet their life plan. As you know, commercial mortgages work this way. Why couldn’t the same approach be used for home loans?

Obamacare destroyed real choice and sent premiums soaring. Doubling down on subsidies won’t fix it. My Health Marketplace & Savings Accounts for All Act empowers consumers. It will legalize national buying co-ops and allow every American to have an HSA. No new taxes, no new subsidies. Real reform. newsweek.com/rand-paul-my-pr…

I don’t know what to say about the current state of college football. 🤦‍♂️😡 Jaylen Mbakwe…… is A Bama native and played a ton as a freshman. He has supposedly been offered a 7 figure deal without being in the portal. Happy for him, but this is sickening under the current format of college football. Tampering left and right. Free Agency for every player every year. College head coaches will leave in mass exodus in the next 2-3 years. Anyone for any rules yet or just pay the players? Maybe let’s just have a minor league team for the NFL? How about a 10-20 million dollar salary cap for football schools? Do away with college teams and education all together?
BREAKING: Alabama True Freshman CB Jaylen Mbakwe plans to enter the Transfer Portal, he tells @on3 The 5’11 192 CB will have 3 years of eligibility remaining Was ranked as a Five-Star Plus+ Recruit in the ‘24 Class on3.com/db/jaylen-mbakwe-589…

Literal hot take: the most important invention of the last 100 years is air conditioning. Changed complete geographic economies. Houston, Phoenix, Atlanta, Dubai, Singapore etc. Would any of those or many other cities be what they are without it?

The trend toward increased political violence, including last weekend's heinous assassination attempt on President Trump, is completely unacceptable. We each have a role to play in lowering the political temperature throughout our country. Read more in a piece I co-authored here: heraldnet.com/opinion/commen…

Benjamin Franklin served as a delegate to the Constitutional Convention in 1787. He once spoke these words from the floor: "In the beginning of the contest with Britain, when we were sensible of danger, we had daily prayers in this room for Divine protection. Our prayers, Sir, were heard, and they were graciously answered. All of us who were engaged in the struggle must have observed frequent instances of superintending providence in our favor... Have we now forgotten that powerful friend? Or do we imagine that we no longer need his assistance? I have lived, Sir, a long time, and the longer I live, the more convincing proofs I see of this truth - that God governs in the affairs of men. And if a sparrow cannot fall to the Ground without his Notice, is it probable that an Empire can rise without his Aid?... I therefore beg leave to move that, henceforth, prayers imploring the assistance of Heaven and its blessing on our deliberation be held in this assembly every morning before we proceed to business."   Three years later on this day, he died.

This was spoken by Paul Harvey in 1965. Every single word was true then, and more relevant now than ever. The only difference is that America is now a runaway train with a loco leftist ranting in the locomotive.
