Even on Tuesday, more than half the office sits empty.
That’s from our Spring 2026 data. At the single busiest moment of the week, the average corporate office was 52% occupied. On Mondays and Fridays, the daily peak sits around 20%.
Issue 02 of #DwellTime, our monthly newsletter on how buildings get measured, understood, and managed, looks at what that gap costs:
→ The Numbers: the shape of the work week in corporate and campus offices
→ From the Field: an insurer measured 23 offices, found 14 averaging under 15%, and now saves $3.5M a year
→ The Shift: @NicHalverson on paying for a five-day office in a three-day week
→ Worth Reading: @IFMA, @SchneiderElectric, @InsideHigherEd, and @BOMA International
One question for you: does your organization have a return-to-office mandate? Tell us in the comments. We’ll share what we hear, alongside our data, in Issue 03.

You pay for 100% of your office. On its busiest day, 52.3% of it gets used. That’s the average weekly peak from February to June 2026, measured in our 1H 2026 CRE #SpaceUtilizationIndex. The empty half still costs rent, power, cleaning and upkeep, every day.
An average won’t tell you what to do about it. Consolidating a floor, resizing a site or renegotiating a renewal all depend on knowing where the empty space sits, when and for how long.

Last week at @WORKTECH New York, @NicHalverson gave the room a first look at the CRE Space Utilization Index 2026.
Five minutes, one key finding: average weekly peak utilization stands at 52%.
On October 21, we’re walking through the full index live with @JLL, including what that number means for portfolio decisions. If we met in New York, this is where the conversation continues.
Another campus, another thumbs up from @AndyMoore, our Director of Implementation.
He's being on the road for a while now deploying for the @SCUP National Research Study, helping universities see how their space actually gets used. Not what the room schedule says. What really happens.
This stop: @UniversityofCaliforniaDavis. Mrak Hall was a gracious host. (The Eggheads out front were a tougher crowd.)
Curious about the study, or what it could show on your own campus? The link is in the comments. Want to talk space data? DM us. We'd love to connect.
Heading to @WORKTECH 26 New York this Thursday?
Stop by and say hi. @NicHalverson, @AlexMeyer and @EnidMaran will be at at Booth 2 all day on October 8.
Bring the question you haven't been able to answer about your space, and run your numbers through our Cost Savings Calculator while you're there.

Most organizations pay for more office space than they fully use. But knowing that space is underutilized is very different from understanding where, when and why and what to do about it.
That’s the challenge facing CRE leaders today.
@JLL reports that only 7% of organizations rate their space-data capabilities as excellent. Yet decisions about leases, capital investments, workplace design and building operations increasingly depend on having an accurate picture of how space is actually being used. Badge swipes, reservations and other proxies can provide part of the story, but they can’t replace real occupancy data.
On October 21, we walk through the #SpaceUtilizationIndex 2026 with JLL: room-level occupancy from 50M+ square feet, and what it means for leasing and workplace decisions.
What's the one question your badge data can't answer?
@NicHalverson and @AlexMeyer are packing for Santa Barbara.
@WorkSpaces runs October 4 to 6, and it's built for real conversation: one-on-one meetings, small rooms, no expo floor. The kind of setting where a workplace leader can say what's actually on their mind.
Lately it's often the same thing. 2027 lease and consolidation decisions are coming, and most teams still don't have data on how their space is really used.
If you're there, find Nic and Alex between sessions. Ten minutes is enough to run your portfolio through our Cost Savings Calculator and leave with real numbers.

📊 Which institutions use classroom space most efficiently - public or private?
Our latest data from Spring 2026 shows public institutions win on efficiency by 4 points (32% empty vs. 36%).
One hypothesis: Many state systems operate under statutory or system-level utilization targets Public institutions may simply be under more external pressure (and more scrutiny) to hit classroom utilization benchmarks, so scheduling practices adapt accordingly.
Private institutions beat public schools on office utilization by 7 points.
Could it be that private institutions tend to have smaller footprints and may have consolidated staff into fewer buildings out of necessity (cost per square foot, historic building stock, urban campuses with limited real estate).
We’d welcome any thoughts on the findings or our hypotheses. DM us to talk more.

In 1864, @BostonCollege opened its doors. By 1909, having outgrown that space, they broke ground on a new campus: the one known today as "the Heights."
More than a century later, BC's facilities team is still thinking ahead, participating in @SCUP's national space utilization study to understand how their campus is used today. (See link in comments to learn more).
Occuspace is proud to have been chosen as the technology partner, and our own @MattBoyd was recently on campus to help get things set up.
Thanks for having us, BC!

Higher ed has too much wasted square footage.
Our analysis puts the cost of unused space at $79 billion annually.
The gap between what's built and what's used has become one of the biggest cost-revenue misalignments in higher ed, and one of the few that's fixable without cutting programs or people.
We see a real opportunity for schools that treat occupancy as an operating input, similar to how enrollment and research dollars are managed now. It’s a shift that can change everything downstream: budget decisions, service delivery, capital planning.
Appreciate @ColleenFlaherty and @InsideHigherEd for raising campus space as the strategic question it's become.

Buildings are your second-biggest cost. So why guess about how much space you actually need?
Nearly half of most organizations' workspace sits empty. That's not an estimate. That's data from nearly 50M sq ft.
Which means the real question isn't whether you're overspending on space - it’s how much.
Organizations that actually measure their space usage consistently find substantial cost-saving opportunities:
💰 $600 per square foot avoided by not building space you don't need
💰 $40 per square foot per year from shedding underused leases
💰 $0.30-$0.60 per square foot annually from smarter HVAC and custodial decisions
UCLA discovered they could cut custodial costs by 20% just by aligning services with actual usage patterns.
So what could that look like for your organization?
We built a Cost Savings Calculator that takes the guesswork out. Input a few data points, and see where the savings actually are. Model different scenarios. Share the numbers with your leadership team.
Takes about 10 minutes. No cost. No strings.
Want to know what smarter space management is actually worth? DM to schedule a short call with our team and we’ll help you run the numbers.

☔ Rain or shine…our team is hard at work helping schools set up for Society for College and University Planning (SCUP)'s national space utilization study. (See link in comments for details)
We can't predict the weather. But we can tell you exactly how your building is used.
Being on higher ed campuses, meeting great teams - genuinely such a fun part of this job.
Happy Friday from Rochester Institute of Technology who is clearly working hard to advance their campus in this day and age of data-driven decisioning! 👋
