Appropriate today as we brace for investigative story on the @4corners Monday night which will probe conflicts of interest of #developers and #strata managers in Australia
In Australia this is true -under reporting / testing for #combustible #cladding is remains rife. Builders not being held accountable for repairs. #Strata owners ignoring occupiers liability risk. Regulators under resourced to enforce compliance.
A reminder of a report I did in June: there are millions and millions of square metres of the ACM used on Grenfell on buildings globally - much of it in jurisdictions which have done nothing to look for it post-fire

Feeling sorry for staff @NAB Double Bay. Chronically understaffed in the branch. Where’s the duty of care to your employees BigBank ?
Prof Cathy Sherry speaking arguing #strata management needs to return to transparent fee for service also against and long term developer contracts - management rights in Qld is ‘weird’ and embedded networks means owners are paying twice for infrastructure
10-year ban for strata manager for statutory breaches | Michael Teys michaelteys.com/article/10-y…
In a first of its kind decision a #strata manager has had his license taken away for 10 years. This comes as strata management practices in Au comes under scrutiny for charging practices (although this case seems based on other issues). More to come.

I’ve never claimed strata is utopia but it has a lot to offer owners , managers and developers and works pretty well worldwide

You mean strata isn’t the utopia it’s made out to be? Next you will be telling us that all the residents can’t live in perfect harmony

Long settled law in NSW that the statutory duty of the strata to repair and maintain includes fixing builder developer defects made before the strata was created - Sewias case

I suspect @MelbConstrucLaw could tell us that sounds similar to the position they gov got to over there -or at least it sounded that way when I went to a meeting of strata sites recently

⚠️NO MORE LEASEHOLD DEBT TRAPS⚠️
1.5 million new homes promised.
@UKLabour must bring forward a Commonhold Bill in the King’s Speech on July 17th to ban new leasehold flats to protect future homebuyers.
Making commonhold common is pro-growth!
There is much about #strata management to discuss at present. At this event for REINSW I will be talking about turning the current turmoil into profit and professionalism

Here’s a pithy summary of my 45,000 words on mixed use developments by @f_andreone open.substack.com/pub/gostra…
Point taken @DanBruceUK getting a policy provider only came with a lot of hard work by our Building Commissioner and some radical law reform that is working well to improve burning standards and safety.
Replying to @MichaelTeys @martinboydlkp
I’m not sure many warranty providers would dare underwrite UK new builds.
We have a structural warranty policy but after 5 years and £350k plus in legal fees it’s been impossible to claim against.
It’s likely if warranty policies had to pay out the sector would collapse.
The Au bond scheme @martinboydlkp has been supplemented by 10 yr defect insurance - cheaper and more popular. Confidence is being restored based on this, an independent developer rating service, and more interventionist regulatory approach during construction.
All warranty schemes seem to have weaknesses and some have collapsed. The market is focused on price not quality.
@MichaelTeys may also have information on the problems faced by the bond system introduced in NSW some years ago. Originally planned at 4% of the sales value
Less than 48 hours of wash up and hope is dwindling for the leaseholders reform bill to be passed before the general election. Best of luck to my UK friends who have tried so hard to rid the books of the draconian leasehold laws.

Leasehold is in its death throes.
Stories like this one, of leaseholders publicly blowing the whistle against what they see as predatory behaviour by unaccountable entities controlling their homes, will run and run and run.
Until a government has the courage to end leasehold.
DUKE OF WESTMINSTER’S GROSVENOR GROUP HURTING LEASEHOLDERS?
The leasehold system doesn’t care if you are rich or poor.
Your home is an income for somebody else. It can and it will be ruthlessly monetised.
Great to see more leaseholders speaking up! thetimes.co.uk/article/duke-…
