California didn’t “run out of housing.” We made it illegal to build it. For decades, we banned apartments, duplexes, and small multifamily homes across most of our cities—then acted shocked when rents exploded. This wasn’t an accident. It was policy. I wrote a long-form piece breaking this down 👇 xitter.cf/Michael241997/status/2…

On almost every project in California I underwrite I could develop the same size home in Houston with the fees alone
A small infill developer shared their pro-forma with me. Fees amount to *20%* of total project costs. Mortgages for homebuyers will be be at least $1,212 / month more expensive. If CA Democrats want to advance an affordability agenda, start by cutting housing fees.

This is what they call perspective.
Yesterday I caddied for a group with more money than they could spend in many, many lifetimes. And I'll admit, there was a period during the loop where I felt envious. They were talking about trip after trip after trip that they had planned all over the world. Multiple homes. Dinner plans at expensive restaurant. Etc. But today I get to have the joy of morning coffee in my comfy chair. I get to walk a beautiful golf course and come home with some cash in my pocket to pay the bills. I have leftover Chinese in the fridge. NFL is starting. I have great followers on X who support the mission at the Sober House. My family is healthy. I'm healthy. Turns out, I'm rich! Happy Sunday, Friends! Rooting for you!

AI & data center companies could help fund a 21st-century Conservation Corps: employing young Americans to help build community infrastructure, maintain public lands, restore ecosystems, manage forests, repair waterways, and more. This whole debate could be over.

Best description of God's love I've heard in a long time
.@ShawnRyan762 asked me point-blank: "Why did Jesus have to die on the cross?" I am humbled and honored that I was put in a position to answer this question for him. This story is one of the best illustrations of the Gospel that I've ever heard.

Wow, CEQA has really lost its sheen, even with the mass public.
Our latest #PPICsurvey found that 73% of CA likely voters would vote “yes” on a November ballot initiative to amend #CEQA to expedite environmental reviews for #housing, #transportation, #water, #health, and #CleanEnergy projects. 📝 Full survey ➡️ bit.ly/4bJuEIy

The gap *within* The House is stunning. You have people who spend their days online or trying to go viral online. And you also have folks trying do the work. When Longworth and Garner were first elected to Congress nearly a century ago, they had little in common. Longworth was an aristocratic Republican from Cincinnati; Garner, a Democrat, was a prickly country lawyer from South Texas known as “Cactus Jack.” The served in Congress together and eventually became leaders of their respective parties, where they spent their days fighting each other. But every day at 5 p.m., they met up in Room 128 on the first floor of the Capitol where they “struck a blow for freedom,” Hill told us. That meant: they had a drink together. Hill said the relationship between the Longworth and Garner was a key lubricant to making Congress work back then. Hill has sought to revive that tradition with what he calls the “Longworth-Garner Dinner” series. Every few weeks, Hill invites a pair of his Republican colleagues and a pair of Democratic lawmakers to his house for a home-cooked meal and conversation. “It’s a way to build relationships,” Hill told us. “And those relationships have been integral to the work that I’ve done in the House – without any question about it.”

I know it may be hard to take life advice from Richard Nixon, but this section of his famous interview with David Frost is insightful. xitter.cf/Bitcoin_Teddy/status/2…

@BenSasse “30 years ago, 300 years ago, 3,000 years ago, people didn't really have the ability to allow your consciousness to be tempted to leave the dinner table you're at. And now we're sort of more tempted to be away from the spot where our body is than to actually be fully present there.

AI is never going to take over the trades...
Today, we’re announcing that we’ve raised $115 million in funding, including a $100M Series A led by @kleinerperkins. America has lost the ability to build, and we’re here to restore it. My co-founder, @NoahMcGuinn, and I left our jobs at @SpaceX , where we worked on programs including Starship, Starshield, and @Starlink, to build a company that will solve construction’s greatest challenges. Infrastructure is the foundation of civilization, and construction is the precursor to innovation. If America wants to build a brighter future for the next generation, we have to make it faster, cheaper, and safer to build. That’s where @TerraFirma_Inc comes in. We’re a new type of company, a robotic construction company that builds the full technology stack needed to deliver an order-of-magnitude improvement in one of the world’s oldest, largest, most important, but least efficient industries. We are building technology that expands what’s possible in construction on Earth, and then we'll use that same technology to build megastructures and colonies on the Moon and Mars. We’ve made tremendous progress over the past year, growing the company more than 10x in the last 12 months. We are performing projects across the world. By the end of October 2026, we are on track to operate 3 of the top 3 largest robotic construction fleets in the world, each on a different continent, bringing unprecedented speed, scale, and efficiency to some of the world’s most complex critical infrastructure projects. This funding will allow us to step on the gas and scale our manufacturing, software, operations, and construction deployments, including work on massive commercial and government contracts. We’re building the future of construction right here in Austin, Texas, and scaling it globally. If you want to be part of the team changing the world, now and on Mars, join us. Our Series A was led by Kleiner Perkins, with participation from Bain Capital Ventures, Glade Brook Capital Partners, BANNER VC, Saga Ventures, Trust Ventures, Definition, PEAK6, Magnetar Capital, and Ravelin Capital. Huge thanks to all of our angel investors, friends, and family who have helped and supported us throughout this journey. Apply here: jobs.ashbyhq.com/TerraFirma-…

We must clarify that we have the right to the pursuit of housing and that those who say housing is a right are often the ones who block the very pursuit of it.

People need to believe in the American Dream again. They need a place to live and to start families. A place to dream and to build their futures. We will rebuild the American Dream. Because we have to.
just want to remind you one more time that significantly lowering the cost of housing would solve, overnight, almost every single problem in the country
